Ok, little different angle here. For those buying VDH points, how many points are you targeting to purchase? Not looking to debate the economic merits of buying, and not looking to survey the number of folks who are not buying (buying zero).

I realize incentives may play a part but make your best guess.

I think the minimum amount you can buy is 50?

Umh??? Thanks for pointing it out. I had heard 25 then 50. I know when I added on at BLT paying cash 25 was an option but if financed it had to be 50.

Be great for confirmation either way. As for the poll I tried editing but don't think I can change it. Or I'm not DIS Board savvy enough to figure it out.

I was on the fence after seeing the prices, but still want to guarantee availability there at 11 mo. for a very limited number of nights. somewhere between 50-66 is probably ideal. 66 would be a standard studio for 3 nights over a long weekend in the fall/early winter, which is probably the most expensive season I'd ever go. Though that might even be too many.
 
We are targeting for a four'ish night stay in a 1 bedroom. I was thinking around 150 points but after reviewing the charts will go for 160 points. That hits on four of the seven possible tranches of dates:

  • Jan thru middle March
  • All of May
  • Back half of August thru all of September
  • All of October
  • November excluding Thanksgiving
  • First half of December

We typically are in the Sunday - Thursday week which translates into 40 points a night needed (or less) per the above windows.
 
Since we are summer travelers, we're looking at a max of 55 points. That would get us 3 nights in a duo (we're a young couple with no kids) or 2/3 in a standard deluxe studio.

Sounds like a good plan. And if you need additional points later you can buy more direct or pickup some resale points at a cheaper rate.

I redid my math and did to be at 160 to ensure we have that to cover a four nights stay in a one bedroom for 4 of the 7 seasonal selections.
 
Game score as of right now only 12 folks voting to buy with most in the 51 to 150 range for points. One 250+ vote so hard to say if its a big purchase (500+) or just a nudge over 250. Needless to say not a lot of big buys voted which makes me think Disney's targeting of Duo Studios and Studios is the right market for the shorter stay smaller accommodations crowd.

I did some quick math's and with 12 votes per the above spread its looking to be around $300k in total purchases. At least from our boards, this kinda confirms the sentiment for not a lot of interest right now. Realizing its a small sample size; perhaps the Disney target market is the new DVC / younger family buyers (and not those of us on this board). Doesn't feel like VDH will sell out any time soon and will provide the company with a sellable product on the West Coast for years to come.

All too early to tell until the selling begins but fun to speculate.

That's exactly right. If we want more down the road, resale will be an option and I imagine that the resale market will have a fair amount of small contracts since that is what will likely be more popular. Added points for us would be simply if wanted to graduate up to the 1 bedrooms.

We've never stayed in the Riviera duo studios so I'm hoping we like the duos...They appear to have more square footage, but the no try before you buy is certainly scary!

I'm on the East coast but originally from so cal with all family still there. So, it's a natural fit since we go regularly, but I can understand that it won't be for everyone. Given the duos we're looking for, the 11-month priority will be crucial.
 
April 27 Update.

  • We increased from 12 to 20 votes.
  • Higher end points takers showing up.
  • Total average cumulative purchase amongst us VDH’rs approaching $600k.
  • Average points buy amount increasing from 100ish to 125 (albeit the top end buyers could be well above 250+)
 
It's May 1st the eve before VDH sales begin. Today or tomorrow we should start to know what the incentives look like (if any). We're up to 28 votes for buying. Not an overwhelming number of buyers on this board but none the less here is an average of where we stand:
  • Middle ground votes leading the way with almost 70% buying between 51 to 200 points
  • Average cumulative total purchase for this poll about $750k
Thinking about where we are at in the poll, an additional poll option to select "are you holding off buying direct instead waiting for the resale market".

I will say that after we heard about the dues, we grabbed a resale VGC contract. PPP for those is still WAY higher than VDH but with the dues & tax on VDH, plus the fact that we like VGC, we decided to buy 150ish points at VGC and 150ish at VDH instead of going all in on VDH.

I tried talking my wife in to some of the low priced VGC when available and perhaps VDH later. Her (and my) priority was being able to go to DL/Cali when we wanted (each year minimum) and how we wanted (1 bedroom). With VDH direct we can do that. First book VDH then see if we can switch to VGC. If only going the resale VGC route, we would have less choice. Yes there are good neighborhood hotels but we've done it both ways. We prefer the full Disney enjoyment of DVC. We were fortunate enough to book a 1 bedroom at VGC twice using our Poly points. With the addition of more west coast DVC owners, I think availability at VGC will be nonexistent. It will book faster at 11 month mark and come 7 months (if not sooner) there will be zero availability.

As a side bar away from this exact topic, for us DVC is not an investment. Its enjoyment. If we were looking for an investment we would not be buying DVC regardless of the resort. But as we love the Cali weather, the charm of the smaller parks, Downtown Disney a stroll along the way, we are happy to jump in to VDH. Our appointment is scheduled for tomorrow. Figured I'd give the DVD machine a day to sort out their stuff before meeting with us.

I think so! The VGC we got was $269/pp which compared to direct at VDH is a bit hard to stomach BUT with lower dues & no taxes honestly it evens out pretty quickly. We almost bought VGC for $220/pp a couple of years ago but just couldn't when we could get SSR contracts for $100. We've managed to book several VGC trips with SSR points but it's always pretty stressful and I want the guarantee, and I agree I don't think it's going to be easier (and we are post-2019 resale on SSR so we can't sue those for VDH). We'll keep SSR points for Florida & Aulani (and VGC when we get lucky) but are happy to finally own at California resorts.

And yes, we don't at all view it as an investment. But we love using our points and have never looked back. And I think there will be a strong renters market for VDH and VGC for years that we don't use our points (rare I anticipate).

We are going to be purchasing our first contracts on the 30th. One 100 point at RIV and one 50 point at VDH. We will visit WDW every year and DL for a few nights every 2-3 years or on our way to AUL every 4-5 years. We are a family of 3 so we will be staying in Deluxe studios.

We considered buying 150 at VGF or RIV and forgoing VDH so we could get incentives/magical beginnings but really want some DL points and 200 points isn’t feasible for us right now. Also want to add on a small contract to stay at FW for Halloween and/or Christmas when it goes on sale so we will end up with more WDW points. We will probably stay at RIV on occasion but also use those points to stay at AKV/SSR/OKW to get more nights for the points, AUL, and FW (if 7 months isn’t too hard outside of the holidays).

So excited to be owners! Hopefully we will be able to get a VDH Studio in early December or January when we can book in June and when flights to LAX aren’t stupid expensive for us from the Midwest. 🤞
