Do the points required per night change from year to year? How about the annual fees? What are typical annual fees?

Points to stay at DVC resorts are a set "pool" for each resort. The points can be adjusted, but the total amount cannot increase. So, if something goes up, something else goes down. The only adjustment in points occurred more than 5 years ago at OKW. An example would be, if they increased the points needed to stay weekday they would have to decrease the points needed for weekends. Points are also adjusted for Christmas, Easter & Thanksgiving every year.

Points for non-DVC hotels, trips, etc. can rise.

Increases in dues have been pretty minimal. Some years they even go down. Dues are charged per point owned. For 2002 they are:

OKW - $3.22
BWV - $3.92
VWL - $3.80
Vero - $4.17
HHI - $3.49

I believe some people also have the BCV dues. Anyone?

No, the points needed night to night typically does not change. If DVC were to make a change in point value somewhere (ie an increase) they would have to decrease points somewhere else to balance it out.

Its one of those safety nets we have at DVC.

Basically, if you took all the points it would take for all the units at any of the resorts for a whole year, then that total number of points can never change.

They can change the allocation, shifting points around a little. For example they could raise points for low season and lower them for high season. Or they could raise weekday points, and lower weekend points. They can reallocate, as long as the total points for the entire resort for the whole year does not change.

That said, they have only reallocated points once since DVC opened in 1992. Those changes were very minor, only a couple of points a day were shifted around.
