Point Chart preferences, if they ever adjust for units...

In DVC ever adjusted the point chart, changing values of studios vs larger units...

  • Prefer cheapest possible studios at home resort to maximize nights, even if it limits other options

I came across the cash discounts for our trip next month. Quite a difference from points in upgrade cost to 1BR, more than I'd previously thought. It's still cheaper owning DVC either room size but the savings for 1BR can be much smaller than studios.

BCV 4 nights (1/8-12) averages $410/nt Studio or $550/nt 1BR (cash are all pre-tax), 33% increase as opposed to near 100% increase when using points (107 vs 211/wk).

BLT villas 8 nights 1/8-16 (both lake views) avg $488/nt Studio or $563/nt 1BR. Only a 15% increase in cash price while points are almost double as well (128 vs 241/wk).

Had to check OKW too after noticing Studio vs 1BR were more than double the points here.
7 nights 1/8-15, $290/nt Studio or $347/nt 1BR is 20% increase while 78 vs 167 points is over 110% increase.

precisely. Using points for a 1 BR is almost like using points for a Disney Cruise or Disney Concierge Collection hotel.

It almost makes more sense to rent out your points and pay cash for the 1 BR.

OKW 1BR

The week of Jan 8-15 $2426 w/tax or 167 points (14.53pp) with the 35% off deal right now. Still available. It's not like this year is deeply discounted... pretty standard for off season.

Renting out the points for $16pp would put $250 in your pocket after paying cash. It feels like a bad value for using points.

edited to remove- Was half asleep when I included that. If 2020 didn't go awry, that cash discount probably still would've happened and it would've been easier to rent at $18pp for a 'profit' of $580.

I would not support readjusting based on cash prices since that does not directly reflect DVC member demand, I do think readjusting for actual demand is not only a good idea but also required

Actually, Disney does constantly adjust cash prices - with annual adjustments plus discounts - so that they do reflect demand.

Not saying DVC should be a perfect equivalent of cash prices, but they can take a hint in that direction.

The pattern we see of studios booking quickly and 1 BR long available is evidence that the current point structure doesn’t well represent real demand.

And it’s logical — where you can get 2 studios (sleep 8-10, 2 bathrooms) for less than a 1 BR (sleep 4-5, 1 bathroom, full kitchen and laundry), that the demand for studios would be significantly greater.
