Please help with UY question

We are definitely going to purchase a resale contract and have narrowed down how many points would work best for us. I’m looking at 160-180 points to use every other year. I am not planning on traveling until 2021. Just coming off a 10 day trip.

I work for the school system and would need to travel in the summer months for the considerable long term future. Our kids birthdays are in July meaning we would mostly likely add to the fact we would travel July or August.

Knowing that I would like to bank a years worth of points to use for our travel the following summer. What would be our best UY?

I was thinking August or September UY so we have available points in June /July / and August or am I understanding banking incorrectly.....

The direct sale broker said I was over thinking it way to much and UY are not that important.... needless he was pushing me to buy Rivera DEC UY ( our lives change he said)

I just want to make sure knowing I am going to bank definitely and need to travel in July or August I want to buy with the right UY and if I randomly travel on year in a different month would use the current years points if needed on that very rare occasion.

Please help I think I’m confusing myself by over thinking
 
Most suggest a UY that is just before your normal travel dates. That way if something coms up you have time to re-book or bank tour points. So a June UY would work well.
 
I agree with Bill! Remember, UY has nothing to do with when you can book, it only determines which points are available to use. You can always book 11 months before checkin at your home resort.

If you have a June UY, yes, you could bank your 2020 points into your 2021 UY for a July 2021 stay. You could book that stay as early as August 2020.

June 2020 UY points would be good from June 1, 2020 until May 31, 2021 and would have to be banked by February 28, 2021 - but could be banked in August 2020, just before you make your July 2021 reservation.
 
Remember, points do not have to be available when you make the reservation. They just need to be available when you have the reservation. So if you have a February UY and you currently have no points, you can still make a reservation NOW for anytime after February 1, 2020 (within the 11 month window obviously) because that's when your points will become available.

As for the salesperson telling you that UY isn't important, that is VERY BAD advice, especially since you know what your travel patterns are for the foreseeable future. You do not want to have your peak travel months fall in the four months leading up to your UY. So in your case you would want to avoid AUG, SEPT, OCT, and DEC UYs. If you had to cancel an August trip and you owned one of those use years you would face the very likely scenario of losing that year's points.
 
Ideally, as mentioned above, you want your UY a month or two before your normal travel pattern dates. You seem to have a normal travel pattern based on your job and having kids. This will help you out if you end up having to cancel a trip for 2 reasons:
1. You'll have plenty of months before your next UY to book a replacement vacation.
2. If a replacement vacation is not in the books, you are still before your point banking date and can bank your points into your next UY.

Thank you so much for your explanation!! I had I’m my head the UY had to be exactly when I wanted to travel from your explanation I need a UY before the months I’m expecting to travel.... makes so much more sense.

I don’t understand why they are pushing December UY with Rivera... he said I can ask but They are really only selling December, I understand it opens in December but why lock the whole resort into One UY???

The various "residential units" that points are attached to are all assigned a specific UY when they're declared, and apparently the units they're currently selling have a December UY. I guess they want to finish selling that "set" before they move on to another. However, they do have points available from other UY because they've been matching UY for current owners buying add-on contracts at Riviera. It's also possible that the guide you talked to doesn't really understand the ins and outs of UY; he's just focused on selling what they tell him to sell, whether it be a certain UY or a certain resort (many people come away from their DVC tours believing that they can't buy anything except the currently promoted resorts directly from DVC and are surprised to learn here that they can buy any resort if they insist).

Since you're buying resale, you won't have to insist - just wait for the contract you want with the UY you want. June, April or even March should work for you (there are no May or July UY at any DVC resort).

In time we will definitely buy direct I really like the rooms at Rivera I think that more points will be more beneficial to us than the perks of direct sales at this point. It just struck me odd that he said they didn’t have other UYs to sell and it would be very hard to get one. Thank you for your information about the months available
 
First what is UY ?

Use Year determines when we get our points and what points can be used for which reservations. For instance we have a September UY. Each year on September 1 we get 300 points that can be used from September 1 through August 31 or can be borrowed or banked. We borrowed some of our 2019 points for reservations in our 2018 UY and will use some for our stay in January 2020 and will bank what’s left into our September 2020 UY. In spring 2021 we hope to bring our kids & grandkids for a week, and we’ll “pay” for it with those banked 2019 points, all of our 2020 points, and some of our 2021 points, which we’ll borrow as needed.

Is a resale someone else's failed investment ?

No, DVC is not an investment, it’s a timeshare, and people sell it when they don’t want to use it anymore or they can’t afford it anymore or some life event (death, divorce, job loss) forces them to sell.

If you push hard enough, you can get a UY other than December for Riviera. At least I was offered Dec or Feb. I don't know if they would go beyond Feb, but just throwing it out there that it could be an option if you get the right guide and push enough.
