Please explain the whole UY/annual dues thing to me.

If we were to buy in at SSR now, I was told we'd get a December use year for THIS December. Why is that a benefit other than you can have points sooner? And, when are dues for the points due in relation to their use year? Are dues prorated to align UY with the calendar year?
 
Dues are all based on the calendar year and are due/payable in January each year. DVC does allow members to use autodebit from a bank account in 12 equal monthly installments with no service charge or pay in full by check or credit card in January.

Purchases thru DVC directly will have the annual fees prorated based on time of purchase. In this case you will pay for 1 month of dues (1/12 of the annual total for 2006 and then the full 2007 fees). The December Use Year, in this case, means your points will be in your account on December 1 each year. Your banking dealines will also be based on that date. Use Year has nothing to do with when you may travel or make reservations, it is merely the date your points are renewed each year.

The current incentive for SSR purchases, which lowers the price to $86 per point, is only for the buildings that have yet to be completed and opened - thus no points are available for earlier Use Years in these contracts and no dues will be owed until December 1.
