I didn't know of anywhere else to ask for this advice. For a party of 5 (3 adults + 2 kids) would you rent a house for a week (running about $1800) or stay in a resort (about $3000). This will be in South Lake Tahoe. The benefits of the house:

More room
Kitchen
Private

Resort:
Pool
Dining

I am worried that I will get stuck with a house that is old and run down although the pictures on the Internet say otherwise. I understand that I could have the same issue in a resort but I feel I might have more recourse.

Thanks! And if you have advice of a site that I can visit, let me know!

I would rent a timeshare unit from an owner at either Marriott's Grand Residence Club or Marriott's Timber Lodge. We just got back from 3 great nights at the Grand Residence with 15 people in 5 units. We all had full kitchens and even cooked dinner for 15 on our last night. I would highly recommend it :thumbsup2 !

There is also the Embassy Vacation Resort Lake Tahoe, also a timeshare. All three of these are located in South Lake Tahoe.

Let me know your dates and maybe I can help you find an owner. I rented from 4 owners last month and it was great!

The most we paid was $170/night for a 1 bedroom, 2 bath, with 984 square feet and a king bed, sleeper sofa and two window mini-beds. The least we paid was $100/night for a 1 bedroom, 1 bath, with 750 square feet and a king bed, sleeper sofa, and super comfy Murphy bed. It was a fabulous vacation :) !

I agree with the rent a timeshare and would expand the resorts a little bit more. But you could also rent a condo or house and should be able to assure yourself of a certain amount of quality if you go through a rental service and/or get references from who you rent from. You could also try for an exchange. I'd also list the Ridge and the Hyatt as good choices and possibly Worldmark South Tahoe.

We rent houses quite often in Tahoe. There are 2 agencies that we've had the best luck with. Within the Tahoe Keys, which is great in the summer, tahoekeysresort.com. If you get a house with a dock, you can rental a boat from the marina and keep it at your house. Easy access to the lake and they have a community pool. I usually call with a list of what we want and they suggest the best houses for us to look at.

For winter rentals we like to use Lux Vacation Homes. Pilar and Liezel are super picky about the properties and owners they represent. Many have pool tables and one even has an indoor pool.

If you're focus is skiiing, the Marriott Timeshare at Heavenly is great. We also like to stay at Northstar. You get the house or condo and all the facilities of a resort. It's great for kids, summer or winter.
