Passed ROFR(fairly quickly), looked up info on comptroller, but what to do with that?

Went to ROFR on May 11--found out this week it passed:banana:. Out of curiousity I went to the comptroller's website and located the seller's deed, but is there something I can see from that info? There doesn't seem to be a lien on the property--is that what people check that site for? I know many have had problems with Fidelity(that's who we are buying through) but so far everything has been very professional, and info has been passed to us quickly and efficiently. We are waiting for our closing documents to arrive. :thumbsup2. I will continue to update on our progress!
 
Are you using a closing company and/or buying title insurance? Although not necessary, I consider both worth the cost to ensure that all goes well and to avoid spending my time on it.
 
My understanding of the process is that once the contract goes through ROFR any liens or discrepancies would be picked up at that time and you would be notified.
 

Possibly, but I doubt Disney has a duty to inform the buyer. The seller may have a duty, but chasing the seller is expensive. Best option is a title search just before closing.
