Part of the CFW sales problem? Points chart is too low (opinion)

I don't feel like they've done anything to really try and sell these cabins other than put a graphic of the cabins on the front page of the member login.

The only good thing you can say about the resort is that the point chart is low; however, as you said that point chart is available to anyone at 7 months and isn't something that is exclusive to being an owner there. The only other good thing comes from the guests themselves who decorate the cabins and their carts during the holidays but that has nothing to do with DVC.

Everything else that I can think of is a con. High direct price. Awkward room layout. The highest dues on WDW property. Internal bus loop/overall lack of transportation options. Minimal amenities, dining, pool etc. Resale restrictions.

You would think they would've at least guaranteed like given a discount on carts to owners or guaranteed cart rentals to people staying there on points. I don't see how this place ever sells out without adding Reflections or adding River Country 2.0 as a perk of staying here. But then again, maybe Disney execs don't care about it selling out much like Aulani so who knows.
This is the weirdest thing about these cabins to me. It doesn’t even really feel like Disney cares if they sell these things. What would a Disney vacation be like if I was an owner here? Like you said, basically just a picture of a cabin and a price.
 
They really need to inflate the point chart and discount the points. They need to make every on CFW point= 1.5 new CFW points. They can probably give everyone that bought 50% more points in exchange for a point chart that is 50% higher.

MF becomes OKW level. (divide current MF by 1.5)
Cost to buy points becomes cheaper. $230/1.5 = $153.

Perhaps only sell it that cheap for 300 point+ purchases.

Think of how successful OKW was for direct SAP. This can sell like OKW. Sell it cheap for blue card access and ability to use the entire portfolio.

This allows for a big cash inflow to pay for the cabin refurb. People will buy with hopes of staying elsewhere. People will still rent cabins for cash
 
If the incentives are the same or better with the new promotion cycle later this month, I may well buy a fixed CFW week… about 150 points. I don’t care about reflections or dues or room type problems or any other criticisms levied against CFW… I just wanna bring my dogs to WDW.

I hear, you, but I really hope they don't do this.... To DVC's credit, they have done a pretty good job at keeping the cost of a point stable across resorts... The fact that their dues are so high shouldn't be something that destabilizes the entire DVC system-- especially over these trailer homes or should I say cabins....
 

I think Disney is happy with the cabins being a "7 month resort" for people. That opens up points at other resorts - Beach Club maybe, or others that can be tough to get into without owning there - for folks to get in at 7 months.

Obviously DVC is putting a lot of pressure on guides to sell the cabins but I agree - they're a tough sell right now. The dues, the fact that it's a moderate resort with deluxe prices. If Reflections does get built and the whole resort gets a revamp in that vein, then that would shift the calculus for a lot of people.
 
2,936 points through the first 2 weeks of June. Someone bought 550 points. On track for a slightly better month than it had in May.
Was the 550 at least split? I’m sure that guide got a nice commission for selling that much CFW 😂

Nope! I wasn’t looking at names; someone might have bought more and split, I was only looking at the numbers.

I suppose there is no accounting for taste....
Taste is just a personal preference. So if someone has purchased enough points to stay at a vacation location of their preference ….. more power to them!

If I was going to stay at a DVC resort for a whole month it would be a Grand Cal or Aulani villa….. but their point charts are a bit higher…..

I could technically stay 25 to 26 nights at an Aulani 1bd IGV in Feb…. although I wasn’t thinking about that when I got a March UY for Sprint Break and Summer trips…..

Definitely not for everyone, but ignoring the (very steep) buy-in, in a way that purchaser will be able to “stay a month at Disney” each year for ~$6,700 in dues. I’m guessing that’s worthwhile to them if they’re attached to the Fort.

Staying for a month also might only work for some if they can bring their dog, another potential CFW win for this buyer.
