Owning points at 2 resorts?? Help!

My husband and I are thinking about purchasing DVC:cool1:. I am very confused about something I read here....

I have read that it is better to have smaller contracts in case you need to sell them. Is it possible to get smaller contracts at different resorts (ie-BC and BLT). Then which is considered your "home" resort? Will they both be home resorts or will only one? :confused:

yes.

both would be a "home resort" but only for the number of pts you own at each one.

so if you buy 1000 SSR pts and 25 BLT pts, you can book BLT at 11 months out with pts from that 25 pt contract...and book SSR at 11 months with pts from that 1000 pt contract. at 7 months out, you can combine the pts to book whatever is available.
 
Many people who do this (yes, I'm one of them) use banking and borrowing.
For instance, if you had 100 points at both BLT and BCV:

Year 1: bank BCV and borrow BLT, giving you 200 points to use at 11 months at BLT

Year 2: use banked and current year BCV points, giving you 200 points to use at 11 months at BCV

Year 3: repeat

historically, small contracts sell for more per pt than larger contracts.

that's good when you are trying to sell and not as good when you are buying in.

if you already own, you can buy direct for a higher pt cost but with no closing costs, so sometimes it works out to be a pretty good deal buying direct for small contracts...you always have to do the math to make sure.

one clarification: some people get confused with this kind of example and start to think that if you bank BCV pts, they become BLT pts.

so i just wanted to clarify in my original example that while you can bank and borrow from the BLT contract to book a reservation 11 months out at BLT for up to 75 pts...those 75 pts are still no good for booking anywhere else until 7 months out.

you can bank all 1000 SSR pts and they are still only good for booking SSR at 11 months out.
 
We have VWL and BLT as our home. I have gotten pretty good at the banking and borrowing system but my husband- forget it! He absolutely leaves it all to me.
Someone explained it to me as a machine with two levers, one for BLT and one for VWL. You can bank and borrow and use all your points at one, one year and the next year use your points at another. I just think of them as a separate thing all together unless it's less than 7 months out...
 
Think of the "home resort" as belonging to the points - I own SSR and AKL. i can only book at 11 months at AKL with my AKL points.

I widh I had thought of buying smaller contracts. Not only do they sell for higher prices/point, but you can divest a bit of your ownership without giving up the whole thing. It would be nice to be able to sell 1/4 of my interest in a resort if times were tight or if there was a new resort I wanted.

Probably not anymore though! Especially with the supposed lack of benefits for resale contracts.

No more "supposed" it happened. See the thread announcing this as of March 2011.

Resale point purchases which close after March 20 will be ineligible for use toward the Disney, Adventurer and Concierge Collections. Such resale contracts will be valid only for use at the 11 Disney Vacation Club resorts as well as the World Passport Collection which features trading opportunities through RCI and the Buena Vista Trading Company.

If you purchased before the deadline, there are no restrictions

I think we may just buy through DVC directly (at least for the larger amount of points) and then if we want to add buy smaller amounts through resale. I don't want it to limit where we can go and at this point if we buy resale it takes up to 8 weeks and we may miss the March deadline.

You can have multiple home resorts. We post here about being able to book your home resort 11 months from check in but that is only part of the story and isn't 100% correct either since you can also book a non-home resort 11 months out if you have the right points in your account.

To book 11 months out at Resort X, you need enough points from Resort X in the correct Use Year in your account to pay for that reservation. Those points could be from a contract you own at Resort X or could be points you transferred into your account from someone else who owns at Resort X. In other words, you don't need to be an owner at Resort X to book there 11 months out. You just need points from Resort X in your account.

You will not miss the deadline as it was reported that as long as the contract is sent to disney for ROFR by March 20 it will qualify.

and besides the benefits you would lose even if you decide to purchase after March 20 are not worth the large amount you will save in my opinion. In fact I would think resale prices will really go down after March 20 so good deals, even on BLT and BCV will available.
