So yay!! It took a little under 5 weeks from the listing date to the date that we went under contract. We had a lot of showings so we knew that we were well-priced. We live on a barrier island in FL so we worried a bit that it could have been a longer process. We have a very nice renovated house and we priced it reasonably. It wasn't a short sale, so that was a plus (people here don't like to wait on short sales).
Anyways, we are thrilled that we're under contract and that the buyers really love our house and our town and are excited as well. I think that both sides handled the negotiations reasonably. We ended up offering 3% back towards closing costs and I think that that helped to set us apart from the competition too. Our house is also move-in ready which is a lot better than a lot of what is in the market in our area.
We are closing in about a month, possibly sooner if the financing comes in sooner. Please keep your fingers crossed for us that it goes smoothly! So far so good...the buyers are well-qualified for the financing, are conventional buyers, and have no contingencies
