Our house is under contract!

So yay!! It took a little under 5 weeks from the listing date to the date that we went under contract. We had a lot of showings so we knew that we were well-priced. We live on a barrier island in FL so we worried a bit that it could have been a longer process. We have a very nice renovated house and we priced it reasonably. It wasn't a short sale, so that was a plus (people here don't like to wait on short sales).

Anyways, we are thrilled that we're under contract and that the buyers really love our house and our town and are excited as well. I think that both sides handled the negotiations reasonably. We ended up offering 3% back towards closing costs and I think that that helped to set us apart from the competition too. Our house is also move-in ready which is a lot better than a lot of what is in the market in our area.

We are closing in about a month, possibly sooner if the financing comes in sooner. Please keep your fingers crossed for us that it goes smoothly! So far so good...the buyers are well-qualified for the financing, are conventional buyers, and have no contingencies:thumbsup2 We feel blessed!

yes you are one of the fortunate people that have a qualified buyer and are heading to closing. After 30 yrs in the Real Estate business I have found this to be a most difficult year. I have had some wonderful successes along with some sad situations. Best advice I can give anyone is to present your home in the best possible condition, price it right- don't be even 1% too high...

MOVE IN READY!!! Words I loved to hear. I purchased a home in 2008 and these words were a priority for me. I'm a professional career woman and I didn't have time for fixer uppers or even simple things. Because it seemed a list of 10-20 small things kept growing and growing. I didn't mind paying a slight premium to not have to do the work. Believe me it was well worth it...time off work, going back and forth because I commute every day, negotiating with contractors, months and months of house work...NO THANKS!!

As a buyer I highly recommend everyone to do the work or have someone else do the work so the house will be MOVE IN READY!!
 
Yeah for you!! Trying to sell a house is definitely no fun. I told DH that we were retiring (which is a good 30 yrs from now) in the house we bought a few years ago. :)

Oh girl, not before I'm done painting:rotfl: At the very least, the cleaning crew did a good job and it no longer has that fresh-foreclosure layer of filth everywhere. Oh, and the tadpoles have been successfully removed from the pool:rotfl: Our dream house definitely wasn't move-in ready:rotfl: Heck, we still haven't moved in, and will only be doing so when the new owners force us out of here in a few weeks:rotfl2:

I totally agree with this! You need to be priced bang-on and you need to have your home basically in model-home condition. In this market, too many people are either overpriced or else are short-sales. Nobody here wants to buy a short sale. They take way too long. Just being owner-sold with no bank involved worked in our favor. There certainly are a lot of potential buyers in our area, as we had a lot of showings over the past 5 weeks.

Can I rub elbows with you??!! :rotfl2: We will be putting our home on the market, but probably not until early next year, which gives me plenty of time to get the wallpaper off the kitchen walls! :scared1: We are moving to another state. DH took a transfer for his job! It's hard, but I'm grateful he still has a job!
