OT Rental Question!

A friend of mine is driving me crazy! Help!

Her and her husband have been renting a house for the past 3 years! They were supposed to buy the house after a year and that never happened because they have terrible credit....
Now they told the guy that they have been renting off of that they are moving and will not be buying, so he raised their rent $75 and put the house back on the market.

Last Year they put in a privacy fence, and she thinks that she should be able to take it down or not pay her last months rent. He told her that she cannot take it and if she was not going to be paying the last months rent then she needed to be out at the beginning of the month.

Who is right?
We live in Pa?
I think she should just leave the fence but they are making a huge deal out of it.

Any improvements made to a rental property become part of the property. The fence belongs to the landlord.

I don't think there is right or wrong here. I feel that your friend should have been honest about not buying the house. When they put the fence up they should have worked out the details right then and there. Now that they're moving, I honestly think they should leave the fence, and just go on down the road.
 

What would she do with a fence? I think they should have been more honest with the landlord about buying in the beginning. My mom's renter put a shed in the backyard and ceiling fans in 2 rooms (mom paid the installation on the fans) she left them when she moved out.
 
In the beginning they honestly thought they were going to buy the place because they think if they want something bad enough it will just magically happen!
Did I mention they are about to do the same thing to another landlord... Supposedly renting for 6 mos and then buying, but there is 5 of them he barely makes $11 an hour and they will be buying the house for $80,000!
Not going to happen, his credit is so bad he even defaulted on his student loans!
It just upsets me that they would do this to people like it is no big deal!
 
The fence belongs to the property owner, they can't take it. Aren't these landlords running your friends credit? I don't understand why the landlord/owner thinks your friends can buy it with bad credit....
 
Similar situation, we had renters who said they'd want to buy the house if we ever sold it (we never even mentioned we intended to) and asked if we would mind if they redid the carpeting in the sunroom. We told them it was fine as long as they understood it was on their dime and there wouldn't be any compensation for it if they did move out. They agreed and put down the new carpet. Less than a year later, they split up and moved out. The issue was never even raised when they moved out since we'd made it clear that it was their own choice to spend the money.

As Jill in CO said, any improvements belong to the property. Your friend made the choice to spend the money on a property that was not hers and now it belongs to the property.
