OKWe for 3BR or SSR for Treehouses

Hey all,
A family member is asking for thoughts on whether to buy OKW (extended) or SSR. Since the resale prices are comparable and contract end dates similar, the decision is coming down to where the booking advantage might be better. Sometimes they will want to splurge on a 3BR grand villa at OKW or a Treehouse villa at SSR. Which is the harder booking? Having never stayed at either, I wasn't able to help. Thoughts?

It's harder to get a GV at 7 months than a Treehouse.

OKW GV is one of the better bargains of DVC, and is at a resort wth lots of legacy large contracts.

There is risk with the contract extension at OKW, since there are legal questions around the existing 2042 contracts. But if you really want OKW GVs, they are harder to get than even Treehouses at SSR.

There's also a big difference between the THV and a GV. A THV is essentially just a modified 2 bedroom. Even though it does have 3 separate bedrooms, they are a similar size as a 2 bedroom, only 2 bathrooms, and max people is the same a 2 bedroom. (SSR does have GV's that are comparable size to OKW GVs - they cost more points and I think they are easier to get than OKW at 7 months most of the time). So if they think they want OKW GV they should definitely buy at OKW. But if they think they will use THVs more often, and don't mind the extra points that a SSR GV over OKW GV costs, then maybe they should buy at SSR.

And that third bedroom has shorty bunk beds. It is definitely the kid room. Less appealing for a trip of adults, or where the beds in question are needed for adults.

I would purchase okw extended if they want the GVs. I have never been able to get those in the 7 month window. Best bargain for GVs.

My understanding is the question of the 2042 contracts and whether they have rights or not. I tend to think it's a non issue and disney will simply reclaim the 2042 rooms and probably hold them for cash through 2056. I wonder what percent of okw owners are not extended

Also the third bedroom in the OKW GV has 2 full or double beds. The master I. The GV has a king, while the tree house has only a queen in the master. I have never stayed the the treehouse yet, but the OKW GV was amazing and huge. Basically a house I think it is around 2,375 square feet.

Because DVC is tied to the land lease any 2042 contract that has not signed a quit claim automatically has rights until 2057, legally. The way Disney set it up as an opt out is unlikely to hold up if challenged.
