OKW resales at $61/point? Really?

I see alot of OKW resale contracts out there, and quite a number of them are being offered in the low 60's. Are any of these actually getting through ROFR? The ROFR thread on these boards shows one @$69 and many @$70. Any experience with the low-mid 60's?
 
Going to guess these are Un-extended (2042 expiration) at this price.

Seems a bit low but who knows, could be possible some at these prices will make it through ROFR since DVC has a lot of irons in the fire now
with BLT, SSR points for sale again due to THVs, GCV.

As an OKW owner I wouldn't mind buying more points at these prices :goodvibes
 
Perhaps, due to the economy, the people want to get rid of them quickly and just don't care if they pass ROFR.
 
If you're in the market...go for it! You've got nothing to lose but time!

Aside from the economy, I wonder what impact the diminishing contracts and competition from other resorts is beginning to have. Seems to me that DVC's true motivation with ROFR is to keep them from losing too much business to the resale market. With OKW only having 32 years of ownership left compared to 50 at BLT, plus the higher annual dues, they may no longer view OKW resales as being competitive with new sales.

As long as BLT/AKV/VGC/SSR sales hit projections, we may see DVC ease-up on ROFR regardless of what the economy is doing. If you're DVC, why bother using ROFR to re-acquire more OKW points if it isn't going to convince the buyer to purchase something direct?
 

The more contracts from OKW (or other resorts for that matter) that starting passing ROFR at those low prices, the easier it will be for people to choose resale over new sales, even with the smaller time limit. I am thinking that Disney is not going to want to see that happen and not sure those low 60's will actually go through.

I am a new owner and hoping that things don't get to low as the ROFR process is something that I liked about DVC--knowing that there is always a chance down the road, if I had to sell, that my timeshare retains some value in the future market.
 
just bought a loaded contract at saratoga springs for $68 a point
now i am looking for another contract this time I will be offer low to mid $60s then keeping fingers crossed it passes rofr

Where "out there" have you seen $61? Just curious, haven't seen them posted quite that low yet.

I was just thinking about this a little more, perhaps these type of contracts are for a larger number of points and also may be "stripped"? :confused3

Doubt we'll see too many resales for 100 points at $61/per point with at least all 2009 points available!

( Mary, I agree with you, probably larger stripped OKW at that price &
with un-extended/2042 expiration as well; 2057 expiration
OKW do tend to price higher as do smaller contracts )
 
One one of the other boards, someone just posted that they were ROFR'd for an OKW contract for $65/ppt. So, while some at lower levels may be getting through, I think Disney is still monitoring.
 
I just checked the board sponsor and one other site and didn't see that many at the price points the OP indicated.

Of course my FAVORITE one is still there.... 1,000 points.

The three on the site in the mid to high 60's were fairly stripped (maybe not complete but at least half of current year points were gone)
 
Without specifically naming the site, these are listing posted as of today for OKW:
150 pts @ $63
210 @ $63
230 @ $61
270 @ $65
300 @ $64

and many in the upper 60's. I understand there could be buyers who are extreamly "motivated" and are just looking for cash--if the sale is ROFR'd Disney buys the contract and they get their money either way. The interesting number will be if any of these lowball 60's pass ROFR.
 
Just going thru the site for BCV- the price range are huge. There are listings as low as $80 and then you have some that are listed for $100 :eek: . Why such big gap. Isn't that just wasting time? :confused3 $100 :eek:

Nope, BCV has gone that high in the not too distant past. Generally if you have a small contract you can demand that premium. BCV has held it's value well since it's a small resort.

For a loaded contract with a small number of points... you just might get the $100

Wow, i guess those small BLT contracts gonna be good to have.
 
bought OKW 2042 maybe six months before they announced the extension option. I bought a resale for $75. I figure I might add on in 2010, you think prices are low now, wait until this time next year.

Resale, once again, or Hawaii points...ach...it'll be a tough call...:confused:
 
I have a hard time believing any of those OKW in the low 60's would pass ROFR, now from the selllers standpoint it is of no consequence, but i don't think anyone other than Disney is going to get them at that price.
