OKW (extended) vs. SSR vs. AKL

Good Morning-

If buying resale, would you recommend OKW (extended), SSR, or AKL as the home resort? Looking at this from a cost standpoint and the years left on the deed

We will travel to WDW at least 1-year so renting points does not come into play
 
I’ll first say I own at SSR an extended OKW resorts. Bang for the buck in the long haul SSR is cheaper as of right now. Maintenance fees at SSR are lower than AKV and OKW. SSR dues are $6.76 pp, AKV $7.67 pp and OKW $7.84 pp. for a 100 point contract SSR is $100 cheaper than AKV and $108 cheaper than OKW. Maintenance fees change ( go up) every year. Some years certain resorts remain relatively low increases while others increase more. Pay raises for cast members caused large increases the past couple of years at most resorts. SSR expires 3 years before the others. We own at OKW to get 3 bedroom grand villas at 11 months. They are the best value in DVC. The price difference, if it remind the same, for 100 points, can add up. $100 x 34 years is $3,400. Is it worth it?

After looking at numbers, you still need to factor in buy where you don't mind staying if you cannot get your choice resort at the 7 month mark. And there's still another laundry list of non-monetary factors to consider which you can find on other postings for those looking into DVC. For example, if you want the 3 GV or studios at OKW, you probably want to own there. If you want the value studio AKL, you probably want to own there. SSR will always have availability after 7 month mark for the standard views so they tend to not have any home advantage at the 11 month mark.

I own at SSR to book at preferred location, access to elevators, large pool areas, and proximity to DS.
 

Buy the resort you want to stay at. That should be your biggest consideration. All three of these might not be too difficult to book at seven months out many times during the year. Not during early December, but many other times of the year. I've heard others say the BLT is usually a good deal for purchasing as well. BLT Standard is next to impossible to book at seven months out.

The three resorts are close enough in payback that you should buy the one you want. Here are the 10 cheapest rooms by my personal calculations, which takes into account the point chart, the dues, and the buy-in, with the latter discounted across the entire life of the contract and further discounted to account for opportunity cost. I also exclude the 2 highest point weeks because there is 0% chance I will ever travel then, but it doesn't make too much difference in the calculation.

It's pretty similar. You lose Riviera 2 person rooms and add CCV, and a few spots shuffle. I've also included a list of the 10 cheapest 1BR or larger rooms (by my calculations which have my assumptions in them). There's a pretty sizable jump from 3 bus only resorts to the other resorts, even within the top 10.

can you plan earlier than 7 months out? does where you stay if you can't switch at 7 months matter? if so, which do you prefer.
For us, the slight increased cost of AKV was worth it over SSR b/c we strongly prefer AKV over SSR to stay. Plus, we have gotten Values at 11 months a number of times. We can usually book OKW at 7 months.

AKV value studios are a great deal, but since there are so few of them, they are usually walked and not there at 11 months. I have seen a couple people saying they are in ROFR in the $80’s for SSR right now. Most seem to be in $90’s. With Disney passing on everything right now prices will probably go down a little more.

Interesting calculations! Have you calculated the same thing based solely on points chart and dues, for people who bought earlier (so not paying the same buy-in costs you’ve based this chart on)?

I take my capital cost per point/number of years left = annual amortization rate (for me, $2/point), plus annual dues per point X # points needed.
For ex., AKV value studio 9 points in May "costs" me 7.67(9)+2(9)=$87, assuming no resale ever or zero recoupment of capital costs (which is sadly the case for some of my nonDVC timeshares, despite being prime summer beach weeks).
