OKW - 1st timers - Loved it! So, guess what?

We're now planning to join DVC too!

I rented points for a stay in a one bedroom OKW villa this past week and it was by far our most relaxed WDW vacation. DH was just thrilled! (As I was hoping he would be, he was the one that needed convincing to join DVC). In less than one day of arriving he started asking me all sorts of DVC related questions, I could tell he was breaking down!:D We (DH, DD, and myself) all loved the spaciousness of the villa, room to really spread out! Last year at WL we felt really cramped in our room espcially our toddler DD who wanted to roam about and had little room to do so there - but not here! DD (2yo) loved exploring every inch of her "hotel home" as she called it. We all loved the big hot tub, ours at home is not so large. DD had a ball in her mini-water park, she would purposely slide off the seat into the water and laugh with delight! We loved that DH and I could have some "adult time" after DD went to sleep. DH espcially liked that he could park our rental car right in front of our unit. I really liked the porch area, so pretty to sit and relax and look at all the lush vegatation surrounding you. Ok, I guess I could go on and on about how great our stay was here.

By the fourth day, I told DH we should consider going to the DVC presentation so we could check out the other villa homes. He gladly accepted. We got to see models of BWV, BCV, & VWL. We were offered BCV and VWL to buy.

I could tell DH really liked OKW and we had already decided we'd be doing one of our vacations each year to WDW so I was hoping to get DH to consent to 150 - 170 points. So as we were eating dinner after our presentation it was DH that floored me. He was looking over the charts and told me he wanted enough points to have a two-bedroom in most season so we could bring family and friends and for our hopefully expanding family. He thought 350 would be good!!!!!:D I almost choked on my roll - he had been deadset against DVC for a year and now he wanted 350 points! Can you see my smile???:D :D :D :D :D :D :D :D :D :D :D

We've been talking about our plan of action ever since. So here's what we decided. We want to buy a resale at BWV. We'd like to buy two contracts totally about 350 points, that way if we find we don't need the points or we need the money for something else we can sell one of the contracts but not lose DVC all together. Even though we feel we will be vactioning mostly at OKW, we'd like the 11 month home advantage to get into BWV when we want to be in the middle of the World. OKW seems reasonable to get at the seven month window for most times of the year from what I have read. Any advice on resales would be appreciated!

For financing we really don't want to touch any of our monetary assests as most are tied to the stock market in mutual funds or stocks straight out. I just couldn't stand to cash out at a loss. I have faith the market will return and just want to let the money sit and wait it out. So we thought we'd refinance our house that we're sure has appreciated and take a cash-out option to pay DVC up front. Our intrest rate right now is 6 3/4 (we refinanced last year too). It looks like rates in our area are now 5 3/4. Which means with the cash-out and the lower intrest rate our motgage payment would stay the same. We like the idea of not adding any other monthly payments. So all you financial experts, any drawbacks to the cash-out refinancing way? Thanks for any feedback.

So as soon as we get everything worked out, we will be joining you all in calling Disney our second home!!!!!!!!!!!!!!!!
 
MinnieGi...your plan on two contracts makes a lot of sense. But since you are looking at BWV, you will have to go the resale route. You will very likely end up with two different use months, but that shouldn't be a big issue.

Another point is if you were looking at the point charts for OKW but buying at BWV, then the points won't go as far at BWV in case you want to go during the peak DVC season and book using your 11 month advantage.

It seems to me that if you really like OKW the best, that would be the best place to buy. Sounds like DH really likes the "park in front" aspect of OKW, and the quietness of the location. Plus the roominess of the accommodations. It just seems that if OKW is your WDW love, then you might want to buy there. It has the lowest purchase price per point, tons of resales, and the lowest maintenance fees.

Just food for thought. Congratulations on getting this far!

Looks like you've done your homework pretty well. Your plan is 'right-on'.

As to 350 points, that will get you a full 7-day week at any DVC resort anytime except premier season. (although at HH that will still get you premier).

2-B/R units, Magic Season

OKW 296 points
BWV 350 points (preferred view), 306 points (standard view)
VWL 350 points
BCV 350 points
VB 327 points
HH 280 points Dream Season (HH doesn't have a 'magic' season), or 330 points Premier Season.

Keep in mind that with two contracts, you can make reservations using points from each contract, but you can't split the points for a single day.

For example, for a 7-day vacation you could reserve the first 4-days using contract #1, and the last 3-days using contract #2. You can't do 3-1/2 days on each contract.

Thus a 350 point vacation at BWV would be 160 points for Sun-Wed (4-days), and 190 points for Thu-Sat (3-days). So if you had a 150 point contract and a 200 point contract, the points available wouldn't match the days you want.

You can handle this several ways, simply by banking, borrowing, or transferring points between the contracts.

Having two separate contracts is an excellent idea; just be aware that there will be a little more planning involved, and a little more detail to bookkeeping.

It's so GREAT to hear you had such a nice vacation!!! My DH was also dead set against DVC until we stayed on cash twice (at CRO's rates)... For all the naysayers, I say stay at a DVC resort for a few days (in a 1 bedroom of course!)

As for your plan to split two contracts, that is very wise IMHO, BUT... don't forget you will have to pay two separate closing costs (it's only 400.00 anyways...) Also, I think buying at BW is a great idea... usually you buy where you stay, but it is very easy to trade into OKW at 7 months (or at least we haven't had a problem)... BW rents or sells more quickly, so your logic is right on :cool:

Your plan for refinancing is a good one... once I saw your 6 3/4 rate, I thought "great time to refinance"... so it looks like you're on your way!!! Congratulations & I envy your 350 points!! (we have 300)

Hee hee I used the lets stay at OKW first routine with my husband...... and it only took about 15 minutes for him to be convinced! LOL

Congrats...... and have fun searching for your perfect contract. I suggest calling Jaki at www.atimeshare.com (she was our resale broker) along with the others..... most good resale contracts never make it to the web..... so give her a call and see what she has!

Actually, this is not always true. We have two contracts at BWV with the same use year (September), both purchased resale (via Jaki at atimeshare.com) and at different times. While for selling, ownership and contract purposes they are two different contracts, MS considers them one and pools points for booking. This only works if your two contracts are the same resort and use year. We also have a VWL contract that is September - that would fall under the situation you describe if combined with our BWV points, however by having all three the same use year we only have one member number to deal with.

Hope that didn't confuse things further!
 
We absolutely LOVE OKW too, but we bought BWV and VWL for the booking advantages there (same logic as yours :) ). We LOVE the theming and location of BWV, and we love the larger villas and porches and the parking set up at OKW! They really are the best of both worlds!!! We go every other year to OKW, and so far have not had any trouble booking that at the 7 month window :) Our add on at VWL has not been used YET, so I can't comment on actual experience there until next Sept. when we finally get to stay there. However, I suspect we will love it there for some reason too! You can't go wrong w/any of the DVC's (IMHO). Good luck w/your purchase/s!!!
