Okay, I'm researching for possible purchase - Vero Beach if want WDW?

I've been reading and reading. And I still am confused with the point system and 7 month vs 11 month windows. As a lower middle class family:
Buying into Vero beach would require less of an investment for a greater number of points.
Since we like the big three at WDW (BW, BC, WL) getting a ressie 7 months out shouldn't be a problem. right?
We also like the beach alot (never been to VB)

Would this be a good investment for us? We would save to pay 1/2 down atleast.

ps: last summer we spent $6000 at WDW, this year another $7,000 or eight for two trips
 
VB has some of the highest annual fees - also include in your cost analysis.]

since you want to stay at WDW then I would go with OKW - it and HH use to have the lower annual fees - but I am hoping it will again once SSR opens completely.
 
I would not buy at VB if your real interest is WDW. Buy where you want to stay most. In the long run, I think you will be happier.
 
The suggestion to buy at OKW is excellent. The purchase is only a bit higher than VB (and it's not hard to find discounted at resale), and the annual fees are definitely less. There's no chance that changing demographics will make it difficult for you to book stays at WDW. And OKW is certainly a first-class resort.

Given what you're spending on trips, you could pay off OKW in only a couple of years, and then travel for decades on maintenance fees. Go for it!

So are you willing to stay in OKW or SSR??? The dues concern is an issue, and VB is higher right now. There is also a possible special assessment pending for VB owners. As much as I hate to type it (I own at VB as well as some of the WDW resorts) you probably should consider SSR... The finance rate from Disney is attractive, and it is just all around easier to purchase.

If I were buying in now I would consider a VB purchase to save money because I'm faily confident the 7 month window would work for me. However, if you want prime times or at least popular DVC use dates, you may get burned.
 
BCV, BWV, and VWL are the three smallest, and arguably the most difficult to get into. There are times when the 7 month window will not work for you at those resorts.

I have a different suggestion. Why not buy a BWV resale, then try to book 11 months out and get the "standard view" rooms. With the almost 30% discount in room "points" fees, these rooms are only slightly more than OKW, but have the prime BWV location. Plus, if you plan on using the standard views, you could buy a slightly smaller contract, thus it would cost you a little less initially.

Of course, this will only work if you can plan 11 months out. But, I am concerned that with BCV, BWV, VWL being the three you specifically mentioned in your post...that, you might be a little disappointed at times if you don't get at one of those resorts. Owning at one of them is the best way to ensure you get one of them regularly.

From your post I am assuming that you will need to finance the other 1/2 of your purchase for DVC, although I can't imagine that you are "lower middle class" if you can afford to spend so much on vacations! :) If you are planning to finance, I would buy into SSR ,which has nice incentives right now. While I do agree with the other posts that you need to buy where you want to stay, the resorts you mentioned are sold out. That means a resale purchase would require cash, which you hinted might be a problem for you.

I had to have BWV when I bought in, and I stay there regularly--but as any long-time reader of these boards knows--I have developed a love affair with OKW :earseek: This is going to happen to you,too, I swear! :sunny:
