We just bid on a beach club villa from **** and Jaki! :cool1:

Has anyone had experience with their title company - Timeshare Title and More?

For house sales, I've never worried about my title company but with timeshare resales a title company nightmare pops up every so often on the internet/message boards, etc. Anyone with good (or bad - eep-) experiences with that title company? I just priority mailed the deposit check to them.

And, yes, my next step is to start obsessing over the ROFR. :lmao:

I don't have any experience with a resale broker or title company, but I just wanted to pop in to wish you good luck.

We are in the process of buying our third contract with Jaki and ****. We closed with Timeshare Title and More on two contracts this month. We did not have much contact with them, but when I called them with a couple of questions, they were helpful. Our experience with them for closing is they mail you your closing documents, you send them back with your money, they email you a while later that you are closed. Then you call Disney and make your reservations. We bought BCV also, and ROFR took us 28 days for the last one!
 

We purchased through Jaki and **** a few months ago. I had some concerns about the title company and the fact they did not acknowledge they had recieved our documents or money. Was a little worried at that point of if all was above board with them. But I worry about everything and after a call to **** he reassured me that there was no way they could acknowledge everyone and that everything was alright. About four days later we recieved confirmation the sale was complete and we were finished and proud DVC owners.:banana:

Cvjw - I am thrilled to hear you closed on two contracts through this title company recently. And even more thrilled it went smoothly for you!!! **** did warn us that Disney was taking the full time period on the ROFR so I'm trying to prepare myself for a month long wait.

But I worry about everything and after a call to **** he reassured me that there was no way they could acknowledge everyone and that everything was alright.

Lost in Neverland - Are you my long lost twin???? :rotfl: I am a total worrier too - it is great to know in advance that I shouldn't expect to hear much from the title company but that things are ok!

Ugh!!! Last year it only took 6 days to pass ROFR. The first time took the 30 days. but there had to be a correction in the contract. I so don't want this to drag on. I want my points by the middle of October. I have a ressie to make.

My question is this, did those of you that purchased through a reseller take the offer as listed or make a counter offer? How much negotiating is done on the closing costs and maintenance fees for the current UY? I'm ready to buy but I can't help but continue to gather information. Thanks.

The Timeshare Store, Inc.®*uses Magic Vacation Title and Timeshare, Title and More for their transactions. Both companies do a great job and you should be in good hands. If you bought the Beach Club Villas contract at $81 per point or above I would expect Disney to waive on their ROFR.

My question is this, did those of you that purchased through a reseller take the offer as listed or make a counter offer? We negotiated on all 3 of our contracts. The first one, we offered $2 a point less, seller accepted. The 2nd and 3rd, we offered to pay only part of the maintenance fees, and both sellers accepted. All 3 have passed ROFR. I certainly would negotiate with the seller, all they can say is NO. If they do, find another contract, there are so many these days!

Yes, you are free to negotiate and depending on the situation of the seller, you may or may not get what you want.

The resale brokers are very good about helping you to understand what price is in line with ROFR, etc. I bought and sold through the TSS and in both cases, there were negotiations and the contracts were bought for less then the listed price.

We opted not to negotiate on our small contracts. We need a particular UY and had waited a while to find the resale. I wasn't going to lose the sale over $200. I also wanted to make sure (as sure as I could) that it passed ROFR too. Whatever the reason, August seems to be a difficult UY to find on resale.:confused3

If it doesn't matter and you have the time......negotiate!!!! If not, do what you need to get the contract. (within reason of course!!!:rotfl:)

I know this sounds just opposite of what you are supposed to do but we offered a couple of dollars more. Here is the reason behind it... We went through RFOR when no one was sure what was going on a couple of months ago. Contracts would get approved at $65 /pt and the contract we bid on was list at $65/pt also. We got rejected and had to start over. When we found another contract the asking price was $65/pt so rather than lose another perfect contract we offered $2 more/pt and passed RFOR. I have heard of individuals making lower offers and making it through but we were not one of the lucky ones that worked out for. We did pay half the current years MF as part of the offer.Jaki and **** were really great about holding our hands through the entire process. Even with the all the RFOR issues we still were finished in less than 5 weeks. Just keep asking questions and you will get all the info you need to make the right offer.

My husband thinks all I do is look for things to worry about going wrong:lmao:.If he only knew the things I did not worry about then he would worry:rotfl2:.

Thanks that info and reassurance!! I just wish Disney wasn't taking the full time to go through the ROFR (which is what I've been told they're doing recently)!!! Oh well!!!

Bill - we looked at all three of those but Jaki/**** happened to have something that fit us best. We sort of counter-offered: it was listed at 85$/point and we offered 84$/point. Based on what people had told me and I found on the internet, we probably would have been fine at 82$/point but we didn't want to have to start over if disney exercised ROFR. We didn't negotiate on anything beyond the price per point (ie MF's)

Our first two contracts were through the TSS and we did not negotiate. Our first contract was for 230 points and we probably should have. Our second was only 50 points, but we should have tried there as well. Our third purchase was directly through Disney, so there was no option to negotiate.

We do plan to purchase again, but not for at least a few years (those 3 contracts were all done in 7 months) and I can tell you now that if we purchase resale again and probably will that we will negotiate to some extent even if it is having them pay the closing costs.

All I can tell you is that we bought from Jaki a couple of years back ( Beach Club Villas also in fact ) and it was a seamless super-easy transaction.
