Offsite hotel help - two beds, balcony, under $200 a night before tax

Any suggestions for an offsite hotel for a mini four night stay that I'm doing with my 20 year old? My dates are Sunday Jan. 10 - Thursday Jan. 14. My wish list: Very comfortable beds (I'm really big on bed comfort), two beds - not a king and pull out (eliminates lots of condo choices), balcony preferred (really love this if I can get it at my price point -- looking for this eliminates lots of properties), under $200 a night budget that should include any resort fees and parking charges (The 12.5% tax on top of that is OK and doesn't have to be included) (eliminates Disney deluxe). Breakfast included is a plus, but I'm not very impressed with most of the freebie breakfasts the chains do (Marriott, Hampton Inn, so while fine they don't excite me) -- exception Embassy Suites (love their breakfast), and for a Hilton Garden Inn or Holiday Inn, they have a pretty decent breakfast buffet that by itself is pricey, but I like deals that include that with the room rate. Also, I've been to Orlando numerous times, so an area or property I haven't stayed at before is a big plus for changing things up vs. same old, same old. I-drive and Disney Springs are two areas that come to mind.

The most common type of place I typically book in Orlando is the two bedroom offsite timeshare resort -- but typically when I do that, it is with a larger group, and a two bedroom place really feels like overkill for two of us and bumps price up too. The one bedroom options offsite and with DVC points seem to be king and pull out. Also, I usually do owner rentals on the offsite condos for a great price, but typically those are for seven nights not four nights. These condos have me spoiled, though, with the balcony. I've also had those balcony rooms at the Contemporary Hotel tower before (usually most nights with company paying -- seminars there), but of course Disney deluxe is really pricey (not even close to my $200 budget), and typically it's just the deluxe Disney properties that have balconies.

The one property I found that hits my check boxes and that I reserved is the Holiday Inn Downtown Disney. I have a refundable rate for a double queen room with balcony and pool view, parking, and breakfast included at $192 a night before taxes. So this my plan unless I come up with something else that sounds better. Any other thoughts of properties I might want to consider?

Please note that I will have a rental car. Also, our plans for our three days are to do SeaWorld, the Keys to the Kingdom tour at the MK followed by time in that park, and Disney Hollywood Studios. We won't be hitting Universal on this trip, so obviously, hotels closer to Disney or SeaWorld make more sense than hotels by Universal.

ETA: Old Key West currently has availability for 1/12 and 1/13 for 10 points per night in a studio (with 2 real beds). You might find a friendly owner who would be willing to waitlist you for the other two days.

Thanks for the suggestions Robin! We've stayed at the Sheraton Vistana Resort numerous times, but never the villages (so that would meet my criteria of a new place), and a two bedroom would mean I could invite other family Disney/SeaWorld lovers along if they'd like to join us. I think it would be fun to try that I-drive location and that resort, and if I got that I could invite my mom and dad to join us. Old Key West I believe is in the Disney Springs area too, so would be a new location also and a property we've never stayed at. Not that we'd need it for our short stay, but a kitchen/kitchenette is always a nice amenity for my 20 year old son who is always heating up snacks, and both those would supply that.

It's in the Maingate west/Celebration area, about a mile south of 192 on N Old Lake Wilson Rd. (Maybe 6-10 minutes to the Magic)
The 2 bedroom villa looks like it would cover all/most of your needs. (some have balcony, some have a screened in patio area with table and chairs, no breakfast but all units have a full kitchen and there is a restaurant onsite. Sometimes you can book a bed and breakfast option, but not released yet for January dates)
I see about $225/night if booked directly but Priceline is showing a refundable rate of $200 and non refundable of $175. Check your favorite booking site for the best price.
Generally we find the 1 bedroom plenty for the DW and I, but will rent the 2 bedroom if we have company.
For your dates, the one bedroom looks like it is going for $127 (or $145 refundable) on Priceline (it looks to be one of their Express deals for $100)
 

If the Holiday Inn ticks all your needs ....... then book it.

Then relax and plan other things .
 
We have enjoyed Bonnet Creek (practically in WDW) and Bahama Bay (15 min west-southwest of WDW) both are nice condos that can be rented far below $200/night on eBay, VRBO, etc
 
Check sky auction for the Vistana Villages. Though you most likely will need to book a full week, it still can come out to that price. We usually are able to find a week for $700 or less - so in your price range even if you only stay four days of that.

Ken and Denise have been great to work with. We typically stay in a 2BR Deluxe which has 3 beds and a pullout sofa. It should run well below your price point. We are here now and have a fireworks view with a full kitchen. Just something to think about.
 
I usually get a room at the Gaylord for under $200 with military discount. Not sure what time of year you are going or what discounts you are eligible for. Their beds are very comfy. My stay at Portofino Bay the beds were fabulous!

Love Bonnet Creek and wouldn't hesitate to book with Ken and Denise again, think I have booked 8 times with them and cant wait to book for next year.
