Number of Vero Beach resales!

Wow! I just went to the timeshare store link here and noticed the number of Vero Beach resales - it looks like there are no available OKW resales - but listing after listing for Vero Beach! It looks as if everyone is bailing out at the same time! I wonder if Disney would let you purchase one of these at a really low price, or if they would buy it back - what do you think the lowest purchase price could be to have a resale go through at this property?
 
I'm guessing that Disney is aggressively buying back contracts for the on site DVC resorts (OKW, BWV, VWL & BCV), but not so aggressively buying back VB contracts. That's why there appear to be so many VB resales right now, compared to the other resorts.

I have no idea at what price Disney might exercise its ROFR for a VB contract. However, since they are currently offering a $15 MB incentive for VB, my guess is that one could get a VB resale for a lower price than any of the others. It appears that Disney is buying resales so that they can sell additional points for the WDW DVC resorts. There is still quite a bit of demand for the "sold out" on site DVC resorts.

VB has the highest annual dues of the DVC resorts and IMHO, will likley continue to have the higest dues. It's a truly beautiful resort, but I would not buy there (regardless of the price) unless I wanted to stay there a lot. I've found the 11 month window to be very important to getting my choice of accomodations and dates at BWV - I'm quite sure the 7 month window would not work for me!
 
We haven't tried the Beach Cottage yet, but we're looking forward to it. We really enjoy our Vero vacations.
 
Just counted 34 listings total on TSS site. Had been counting no more than 3 weeks ago and there were average 75 listings daily. VB is the least popular of all DVC resorts. Not to say it's a bad resort, been there, seen it, I love it, but none the less it has been the hardest resort to sell. Also for anyone who has been following the resale prices for the last several years, VB and till recently HH, had always been priced below the on site resorts. I don't think the market has changed except Disney has taken a greater interest in the FROR and therefore has dictated the market of recent. Also, with the MB at VB at 15 off that puts it at min. 69/pp. Disney still has lots of VB, they are not interested in buying any more. So yes, you probably could get a good price if you want, but as I'm sure you have heard before, don't buy there if you don't plan to stay there because the on-site reservations are becoming more and more competative.
 

It usually takes longer to sell VB so they can start to "pile up" on the resale list. There could be 5 BWV every month for 6 months equaling 30 BWV owners who have sold in that 6 month period but maybe only one or two at any given time showing on the resale market. Meanwhile, 2 VB memberships come up every month but do not sell until the end of the 6 month period. So, 12 VB memberships have come up for sale vs. 30 BWV memberships even though when you look at the "list" you see 12 VB offerings and none for BWV.

In other words, just looking at resale listings can't give the whole picture of what is happening.

While I agree that it is always good practice to buy where you want to stay, I haven't seen any proof that on-site reservations are any more competitive this year than last. I've had no problems lately getting reservations.
 
What would happen if you bought one of these contracts at a low price to use as points at one of the onsite resorts? I am not sure if this would work or not, but if it did it might make the VB something to look at. Just a month ago I had some points transferred into my account so I would have enough to finish my Christmas reservations. These points were from OKW, and my home resort is BWV. Here is how I made it work. Since the points being transferred were a different use year and resort, I used them for a reservation that I had for March. That freed up my points for my 11-month window. Now, if you had these points from the other resort, why couldn’t you do the same thing? This would allow you to bank some of the points from your home resort to use on a different reservation. What would keep you from doing this every year?

I have a different theory. I think that many buyers were duped into buying VB by their lying sales people. These people realized that home resort DOES matter and are trying to dump their worthless points. Worthless because they can't be used to secure reservations when wanted. People found out that the seven month window does matter.

Think about the lies we have hear here again and again.

We have had many people report of sales folk saying:

"Since most reservations are made less than six months out, the seven month window doesn't matter"

"Sure, VB dues are highest now, but dues vary and they were once lowest and could be again"

"Buy at VB, the money you will save with MB will be great and you can use the VB points whenever and wherever you want"

I think many people realized that the seven month window does matter and they were lied to.

More realized that VB dues were always highest, Disney had a subsidy that made them lower, this subsidy ended when they realized their failure at VB and dramatically cut the scale of the project.

Even more realized that you can't use VB points whenever and whereever you want.

For the previous poster, VB dues would eat up any savings pretty quickly and the headaches associated with being forced to use the seven month window would lead to frustrations pretty quickly. Also, there is a remote chance that VB will never sell out and that Disney will want to cut off the bloody stump. You could buy VB and one day not have any affiliation with DVC.....No WDW resort stays at all.
 
IMHO most people who purchase a timeshare anywhere are making a big decision, probably have done some research (as we did) into other vacation timeshares, home resorts, exchange policies/fees, etc, and they would for the most part understand what a "sales pitch" is. I don't think anyone was "forced" to purchase or pay anything anywhere, it is all choice. There could be many different reasons people want to sell a timeshare ownership, perhaps only a small percentage want out because they think they've been "lied" to. Again just MHO.
 
Thanks for posting this, rombar. I had been wondering the same thing. CarolMN and PamOKW explained it well.

While Richyams is probably right in some cases, I don't think the current level of resales necessarily indicates widespread dissatisfaction with VB ownership. But he is right that VB buyers need to be aware that VB points might someday not be accepted at WDW.
