We are getting our resale contract ready for ROFR, and I just want to have our ducks in row..
So if we pass, we can get everything done quickly..

I know the seller has to get the deed notarized, but does the buyer have to have anything notarized?

I believe that would depend on how you're financing your purchase. If you're paying cash then no, but if you're financing yes.
 

I just bought OKW, and there were documents I had to get notarized. This was in the last few weeks. I did not finance.

Which Resales company did you use?.
I'm wondering if that makes a difference...
 
I recently bought 2 contracts, OKW, with fidelity and did not have to get any paperwork notarized.
I sold a contract using timeshare title & more in Orlando and had to have the documents notarized, with 2 witnesses. Apparently bank of America just revised their notary and witnessing rules...after almost everything was signed the lady goes "oh you don't need witnesses" I said yes I do. she said the bank employees were not allowed to be witnesses. And the paperwork stated the witnesses could not be family, and I only had my husband with me. I was like man are you kidding me? when I asked if I could just go ask the customers in line the bank employees looked at my funny and didn't want me doing that...so they made an exception hah.
 
Not sure which resorts you are buying. Our vgc contract did not require us to notarize our documents as buyers. Our aulani ones did, so I was pretty sure that was a state of Hawaii requirement.

I bought AKV this fall through Fidelity and paid cash I did not have to have my closing documents notarized. The sellers did have to have their closing documents notarized. So unless things have changed in the last couple of months you will not have to worry about finding a notary.

We just received our Closing documents from First American Title (buying from Fidelity) and we did not have to notarize any documents, just sign some paperwork and send the cashier's check - I believe buyers need to notarize:
When buying Aulani, dpending on your state - or country if outside the US and/or also if you are financing any portion of your purchase.
 
I have bought and sold several contracts through all the major resale companies(always cash) and only had to get documents notarized as the seller, never the buyer.
 
Fidelity was the only reseller I ever had to get docs notarized for when buying. Sounds like they may have done away with that.
 
Apparently it depends where the sellers Are located. I bought a contract I had to get motorised and was told it was because the sellers were foreign
 
I purchased oct/nov last year through TTS, paid with cashiers check, and did not require a notary. Good luck!
