So I’ve recently started the proceedings for a BRV contract.. for 160 points. I’ve listened to the advice of buy where you love and we do love it there..in fact we stayed at the Wilderness Lodge back in the day for our honeymoon and I just love the atmosphere. Yes I’m aware it’s a 2042 end date but at 55 I’m not looking to sell it. However, I’ve having serious FOMO and I am considering purchasing Riviera direct for 150 points. What do you all think? I know you are strangers.. but if you could give me any insight that would be helpful. Like any downsides to direct (besides price) ..well just anything you can tell me!
 
Just know if you go to the ‘Dark Side’ and buy a newer restricted resort, like Riviera, the resale points from BRV, you are getting, won’t be good there.

Nothing wrong with buying Riviera at all, if it’s a favorite of your’s. (I did it with VDH, having some restricted BCV points in my bucket).
 
Have you stayed at the Riviera? Do you like staying there? Riviera has its fans & its detractors, I don’t personally like the resort & thus was never tempted to buy there. If you buy direct there & decide to sell you’ll take a bigger loss than you would if you opted to buy then later sell the Poly direct & the Poly is in the MK area like BRV.
Since you love staying in the Wilderness Lodge area, you might consider CCV resale w/ its 2068 expiration if you’re worried about BRV’s 2042 expiration.
Another plan might be to buy & use those BRV points &, once you have a feel for how DVC works & know just how many points you need, buy Lakeshore Lodge next door direct in a year or two when it opens & either keep the BRV contract or sell it at a slight loss having used it for a couple of stays.

What don’t you like about the resort? I have not stayed , only dined there and I like that it’s on the skyliner but this is all good advice

Is that price affordable for you? If I understand correctly, you were under contract with a Saratoga contract, dropped that and now are under contract for a Boulder Ridge and are thinking of dropping that. You need to think hard about what you want because it is a big decision.

What benefits of direct purchase really appeal to you?
 
Riviera is a: It grows on you & attaches to your heart or it doesn’t. I’m one of the: It doesn’t. Resort itself, is nice & picturesque. I can’t get into any room view or grounds view, 360 degrees, of that place. Has good location & transportation option going for it.

The ability to book Riviera and other new resorts. And no, I’m keeping the BR contract ..this direct purchase would be an add on
 
BTW: BRV is a great choice for you. Don’t let that one get away, giving you a fun core membership, at a resort that bonds to you.

Well, riviera. It’s too bad they had to restrict…my other fear is, what is next? Restricting to your home resort if it is a resale?

Because of current PIT being put into the original PVB association, that will be the last direct opportunity to not have its resale contract purchases locked to the home resort. The new builds unfortunately will have that resale rule going forward like RIV, CFW, & VDH. Takes away a lot of value if you need to sell one of these.

Couldn’t I do that with riviera points as well?
 
You can but you can't use your BRV points to stay at RIV or any newer resorts...

You can use your RIV points to stay at any of the older resorts.

My advice is to close on your BRV get to know how DVC works and then decide what is best for you. If you have the ability to take a trip soon I would hold off on your direct purchase until after you have stayed DVC. Plus the current incentives aren’t great enough to buy direct right now imo.

The types of rooms you want to stay in makes a big difference. Anything above a studio at Poly is very point expensive so keep that in mind.
