I'm concerned how legitimate fees included in closing costs can vary by as much as $200 between websites for identical small contracts. Maybe I will have to start asking for a breakdown of what they are including in closing costs...
Each party needs to make some money, and that's why the number varies.
The only fixed cost is the government recording and transfer charges ($60+). Then let's make up some numbers: the title company can charge 350-700; title insurance 100; broker charge 0-200 if applicable... These add up.

So agree! And any contract that comes available with something close to a reasonable asking price gets snatched up right away. I started shopping at the wrong time, I guess 😅

I found SSR folks with small contracts to be pretty unwilling to compromise on price when I shopped around on these. That somewhat surprised me. I ended up buying something I wanted more instead of compromising with the pricing.

I noticed the same for SSR.
I was eyeing SSR, but chose AKV instead when I noticed this pattern.
I saw 115ish vs. 125ish.

I go back and forth on that all the time with different resorts, $10/pp or even $25/pp isn’t worth it if it’s not where you want to be (if needed)
I’m constantly wanting to add some SAP, but then I just end up looking for more of what I already have… with cheaper dues.

2054 vs. 2057 for 10 extra dollars per point was my decision.
Plus possibility of value room! (I have scored a few within 7 months)

Going for the same price or higher than SSR and AKV for small contracts.

I noticed that SSR and OKW 2057 are valued the same for 25 points.
AKV is valued about 10 higher for the same.
Besides home resort advantage, AKV is higher likely because of the active ROFR.
On a value stand point, SSR has lower due compared to OKW. But OKW is OKW for who loves its style
 
I'm still waiting on my unicorn VGC contract to show up.
