That is some dedication. Wouldn't the deed recording work both ways - if DVC exercises ROFR on a contract that would also take 2-4 weeks to show up at the county?
Yes, it does work both ways. It takes several days for a reacquired deed to close and be recorded by the Orange County Comptroller.

FYI: DVD has about 14,500 surplus Villas at Grand Floridian points in its inventory. Ever since VGF was considered to be "sold out" DVD has kept at least 10,000 VGF points over and above the 2% minimum it is required to retain.

DVD still has about 20,000 surplus Polynesian Villas & Bungalows points in its inventory. However, its too early to say how many surplus points DVD might decide to keep on hand. PVB just recently reached its "sold out" status, and there are probably a number of points tied up in deeds that have not yet been returned by the buyer to DVD. Usually, buyers return the deeds to DVD within 10 days,. But its not uncommon to see a deed where the buyer committed to the purchase four or six months ago.
 
There is a good chance that rooms are blocked from inventory or held for VIP use by Disney, GV's, bungalows, cabins. At Aulani I was told that the GV and some rooms on the 11 floor are reserved for VIP's and Disney executives.

Keep in mind that only about 55% of Aulani has been declared for the DVC inventory. That means that 45% of the resort cannot be booked by DVC members using points.

I don't know which specific Residential Units Disney has declared for DVC at Aulani, but it would not surprise me if Disney still retains direct control over several floors at the resort.

Didn't you post that the units that undeclared units are actually points and that the room inventory is rotated to book all of the rooms? Or do they actually not let DVC use certain rooms/floors until they are declared?

Even though only 55% of Aulani has been declared, DVC members have access to any of the vacation homes at the resort as long as they don't exceed the 55% cap on any given Use Day. So, for example, if Disney has only declared vacation homes on floors 1 through 8, a DVC member could still be assigned a villa on the 16th floor. In exchange, Disney would be able to use one of the declared villas on floors 1 through 8 for whatever purpose it desires.

Here is some minutia that is probably meaningless to most but interesting to me:
When we were recently at Aulani, I saw that Disney was using villas #110/112 and #170/172, which are Pool View lock-off two-bedroom villas, as model homes for its marketing efforts. Villas #110/112 is part of Aulani Residential Unit #01C, which -- as evidenced by the fact that deeds have been sold for that Unit -- has been declared for the DVC inventory. I don't know if Residential Unit #02C, which contains villas #170/172, has been declared because I have not found any deeds for that Unit.

Since Disney has reserved villas #110/112 for its use and the Unit is part of the DVC inventory, Disney must either pay 62 points a night to DVC (the current rate for a Pool View two-bedroom here in Aulani's Choice Season) or it can let DVC members use another two-bedroom villa that has not yet been declared. The same rules would apply for Disney's use of villas #170/172 if that Unit has be declared for the DVC inventory. If it hasn't been declared, then Disney can do whatever it wants without making another villa available for members to use.
