Yes, it does work both ways. It takes several days for a reacquired deed to close and be recorded by the Orange County Comptroller.That is some dedication. Wouldn't the deed recording work both ways - if DVC exercises ROFR on a contract that would also take 2-4 weeks to show up at the county?
FYI: DVD has about 14,500 surplus Villas at Grand Floridian points in its inventory. Ever since VGF was considered to be "sold out" DVD has kept at least 10,000 VGF points over and above the 2% minimum it is required to retain.
DVD still has about 20,000 surplus Polynesian Villas & Bungalows points in its inventory. However, its too early to say how many surplus points DVD might decide to keep on hand. PVB just recently reached its "sold out" status, and there are probably a number of points tied up in deeds that have not yet been returned by the buyer to DVD. Usually, buyers return the deeds to DVD within 10 days,. But its not uncommon to see a deed where the buyer committed to the purchase four or six months ago.
