Newbie to DVC Renting

Hi everyone! I am new to this process- but once I started looking at DVC properties it became more difficult to accept 2 connecting rooms at a value report in comparison to the price! I tried David's and after going back and forth to pick a resort they then told me they had no members with points available. What a crazy time wasting process that was. So now I see private rentals and would be open to trying one but wonder how safe are they and is there some way to protect yourself from a fraudulent one. I'd appreciate any advice or tips! Renting DVC is about trust on both your parts- getting to know the other person in the rental is the big difference. I don't know what time frame you are looking at but if it is soon (within the next 1-5 months you may have trouble finding the resort you are looking for- especially if you are looking for a number of days in a row a week to 10 days). If it is longer than 7 months away than you have to have someone with enough points offered at the resort you want available. I would suggest messaging with or posting on a thread that is for rent and seeing what can be found for you. Also read the rental FAQ thread for more information.

I am terribly sorry to hear this. May I ask, did my team not offer to keep your request on file for a week or two? We have new members joining every day and existing members adding points from their next allotments. Often, (not always) requests can be filled within a few days.

I strive for 100% guest satisfaction and experiences and it doesn't sound like we have accomplished that with you. Is there anything I can do to eliminate your frustration?

I just wanted to add that my MIL used David's recently to book our upcoming family trip. We needed three studios at Jambo House and at first there was nothing available, but we were put on a waiting list. Within a couple of weeks my MIL was contacted and everything has worked out perfectly! Looking forward to our family trip in 18 days! As far as our experience goes, and everything I've read here on the disboards, David's is a very reputable company. I hope that everything works out for you too.
 

This was the response I received from David's website after working with a rep to select an available resort matching my dates & giving them a $91.00 deposit. It did not sound very positive about probability so why would I leave a deposit on file? I was trying to book for end of October, this is not a last minute deal. If David's would like to put reservations in a "queue" then do so without holding my $91.00 deposit and just notify me when or if my dates became available. The ************** was more than happy to search my dates and put me on their calendar for a 7 month check- at no cost! So anyway, this was the email I received FYI. Just seems like bad business to me.

"There is availability for your accommodations at: Beach Club 2 bedroom villa

Unfortunately we are currently lacking in Beach Club points to fulfill this reservation. We would typically offer other availability but we are lacking points at the following, Wilderness Lodge, Animal Kingdom Villas, Boardwalk and Bay Lake Tower points at this time to be able to fulfill your reservation request. Although there is availability for the room we require a Member to hold the specific points to book your reservation.

If we do not have the points we cannot book the room even though there is availability.

We do have Members joining on a daily basis and if you would like we can place your reservation request in the queue. I do want to let you know that there is always the possibility of the accommodations selling out before we get the points. We never like to say that there isn't a chance to secure your reservation but we do want to be 100% transparent with our guests.

If you would like to keep your request on file we would be more than happy to do so.

Or if you would like us to cancel your request and refund your $91.00 deposit we can do that as well.

This is not very common and I apologize for the inconvenience.

Please let us know how to proceed."

fyi, we've never used david's (or any other DVC rental co), but it appears they really are trying to help you. they are letting you know they don't have certain points available, as well as giving you the DVC "rules".

october is a very busy time for DVC - the F&WF and not-so-scary halloween party make it neccessary to book 11 months in advance (and owning at the chosen DVC resort). we tried to book a BWV studio, BW view for oct 9-18, one WEEK after the 11 month window opened. we are on a waitlist for the 2nd half as all the BW views were gone (as were almost all the other BWV studios).

since rooms during your time period are very difficult to get now, i can fully understand why a (refundable) deposit would be required. i'm sure many ppl are "just looking", and to keep booking and unbooking without some sort of deposit (indicating the seriousness of the renter) and would a huge waste of time and energy for the rental co, as well as MS.
with the growing popularity of DVC rental companies among renters, it is understandable that eventually demand would exceed supply.
you can certainly try a private renter, just make sure to read the stickies, and realize that all DVC owners at a particular resort, as well as rental companies with point inventory at that resort, have identical access between 7 and 11 months (with all DVC owners having access within 7 months).

btw, you are most likely to secure a room in October at one of the larger, non-EPCOT/MK DVC resorts (OKW or SSR).

I've never used David's service but I'm well aware of his sterling reputation. He matches up requests like yours with DVC members with excess points. It sounds like all he needs is a member with points at the right resort to let him know they have points available and he can proceed with your request. Perhaps by keeping your deposit he can do so immediately rather than having to contact you first. For reservations at the resort and time of year you requested, time is of the essence so the faster things can proceed, the more likely you are to get what you want. This appears to me to be a sincere desire to help you get what you want. I don't see how that can be called "bad business".

from your posts, it appears you wanted BCVs - i'm curious if you able to actually book a BCV villa? (only because both BCV and BWV already have very long waitlists for Oct 2013)
 
Hello, New to board and renting DVC points. Just found this thread and noticed that a business name is "blanked out" in several posts - why? Why wouldn't the name be visible? I'm sure we're all interested in finding the best resources for our Disney World experience. Am I missing something in the way this board posts information it receives from members?

The DIS uses a word filter to prevent certain offensive words from appearing on our family oriented site. At times, websites and businesses have also been included in that same filter for a variety of reasons.

There is a thread about this very issue at the top of each DVC discussion forum titled "A word about DIS advertisers ... "

I totally agree with the statement above. We own at BCV and have been going to Food and Wine for years and always book at 11 months. Since this is now past the 7 month window it will be extremely difficult to find something.

To add - I have used David's and they are excellent. I can also understand the need for a deposit, but since that is something that you are not comfortable with I am glad you were able to find someone else to help you search for a reservation.

OP, if you knew that some renters are very fickle and show little or no respect for the time that goes into corresponding about availability, payment procedures, building trust for some and making a match that works for both sides then you would understand David's decisions around his procedures.

I have never used his service. But my goodness without the deposit this would definitely be a head hurting business dealing with multiple renters. I can only imagine. As for where you rented from - I would guess that this business/person does not deal with the numbers of requests that David's rentals deals with every single day.

Glad you found what worked for you. But it absolutely frustrates me that you are not looking at the big picture of David's business.

Unfortunately OP booking for DVC has it own time frame and trying to book for Oct now is actually last minute, especially for the Epcot area resorts during F&W time. :scared:
