Newbie needs help for renting

Hi- I'm a rather new owner- joined last may. Due to some "extra" points from a resale, I think I need to rent some points. I have posted on board but I need some advice from anyone that has rented before. Thanks

Checking sticky notes is the first and best thing to do before renting. Lots of changes in the past few years.
 
Hi- I have read the sticky. My question is: someone contacts you and you go check availability. If something is available- do you put in your name first or what? If you call and there is availability and book right then, are you then locked? What happens if person has taken another's offer or something in meantime?
 

I can only answer from the standpoint of renting points FROM someone, not renting my points out.

The reservation gets made in the name of the renter.

You should work it out with them in advance - what do they want, resort, dates, room type, etc. Then I would say tell them if it's available, you will book it. If they want to give you multiple options and you're checking on all of them, then obviously you would have to call them back and see what they want. I would make it clear that availability can change minute by minute though.

As for them taking another offer, hopefully they wouldn't be accepting offers from 2 owners in the amount of time it takes you to check availability and work out your deal -- that would be bad form. It should only take a few hours or even minutes.

You can always cancel without penalty as long as you're not within the penalty periods (30 days out or less).

Again, you can probably get better advice from someone who rents out their points frequently but I wanted to offer what I know.

That would be up to you, and you can demand anything of the renter. Explaining that while there IS availability at that moment, a partial payment is required before booking. If you choose to go ahead and book without a deposit, I would at least hold the confirmation until payment, and then I would give an end date by which the ressie would be canceled if payment is not recieved.

i wouldn't book anything without some sort of dollar commitment from the renter. the one time i posted an r/t ad, the vast majority wanted me to "book it now", yet (i would later find out) hadn't requested off from work/made travel arrangements/told their spouse/knew if they could afford it.....:confused3
i did wind up with a select few renters who were a pleasure, but the most of initial contacts were ppl just fishing around, including, after my booking their vaca, one who thought offering half the price per point agreed upon might fly :sad2: a small deposit also works wonders for weeding out the ppl that are having multiple owners book ressies for them.

I am a DVC owner and I want to rent more points from other DVC owners, so it is safer to transfer - but I heard DVC is only allowing one transfer in and one transfer out per year is this true? That is ** if they are limiting transfers.

Yes, that's true. That change was made a couple of years ago -- one transfer in OR out (but not both ways) per year.
 
We have rented out our extra points before and have had mixed results. One rental goes very smoothly and another can be very time consuming and trouble sum. Bounced checks, bad PayPal account, demands for a refund. I think that we have seen it all.

The few rentals we've done have gone pretty smoothly though there were a few that took some time.

As far as the Op's question....never book anything with out a commitment. Call check for availability and contact the renter and say there was availability would you like to proceed. If you book well before your 30 day mark canceling should not be an issue. Get deposits or payments in full quickly....paypal seems to be the best method for us.

Yeah it just seems like DVC loves to pile on the policies/regulations we should be able to transfer in and out as much as we want for what we pay for these points!

Yeah, it was a clumsy but easy way for DVC to react to commercial renting. Rather than taking effective action against a few bad actors, they chose to go after a fly with a shotgun and punished all DVC owners. Typical bureaucratic easy answer.

Yeah and I have a lot of friends who are DVC owners and it would be great if we could pass them around due to exp dates and things like that. I did hear that they loosely enforce the one time per year policy, but I have not tried it yet. I love DVC but it just seems like each year there are more restrictions and less benefits.
 
One other note- I've never rented but be EXTRA careful if the rental would require you to borrow any points from a future use year. It sounds like that probably isn't your case, but since that can NOT be undone you could easily get stuck should a change or cancellation happen, even if it is more than 30 days before arrival.

I've been the renter before, and the person I rented from was excellent. I needed to pay 25% within 30 days of her making the reservation, and then the other 75% 60 days before checkin. It was really easy (on my end, don't know about hers ;))

I'm looking at renting ours out next year, since we got the 100 extra points when we joined, and won't be able to use them.
