Newbie here...(question on buying direct)

I'm a newbie on this disboard, hence this is my first post...and hopefully a newbie DVC member in the future. I've been browsing the threads (thank so much for all the useful info here!:flower3:) and we'll be doing our first DVC tour at Disney later this month.

I am curious to know if the prices are negotiable if you were to buy Disney direct? It seems like resale is the most cost effective route to go. Also, I watched the Hawaii webcast and the prices currently are $120 pp for 160 point contract (and 10 point credit and $300 Visa card), though I thought I saw other posts where members paid $90-something per point price. When is the best time to buy at a resort...preconstruction, close to sell-out, or resale?
 
Disney direct purchases are not negotiable. If you plan to buy direct, the prices always increase in time. The sooner you buy from Disney, the less you will pay. You can save a lot of money through resale purchases but these contracts now have restrictions which prohibit you from using your points to stay in other resorts which are not DVC resorts. A lot of people never use their points to stay elsewhere so this may not be an issue for you. We have been members since 2007 and have always stayed in DVC resorts even though we have the ability to use our points in other ways. We own several contracts and most were purchased resale. We have no regrets about buying into DVC, it has actually been the best money we have ever spent. There is no dollar figure for family and the magic of Disney. ;)
 

My sister is looking into her first DVC purchase and I recommended OKW.

She found out the direct price from Disney is currently $90/point for OKW.
 
Welcome to the DISboards. If you want to to own Aulani, then buying direct is the way to go. There is really nothing to buy on resale for that resort. If DVC at WDW is your goal, then resale is a very real option. The resale prices are extremely low compared to direct (except for maybe BLT) and, if you have the patience, resale could save you a ton of $$.

Actually there is an Aulani contract on the Timeshare Store list right now. It's a shame that someone's having to sell their contract before the resort's even opened.
 
While actual prices are set by Disney, the incentives that are offered frequently change, or are more attractive depending on where you buy. For example, if you buy or add on while on a Disney cruise, the incentives typically tend to be better than if you were to buy during a tour at Disney World. Similarly, if you can find a special webcast, those incentives are usually a bit better than what is being currently offered through Disney. However, the opposite can be true too, that if you wait for a better incentive to come out, you run the risk of Disney changing to a worse incentive structure.

When we bought in at BLT, we paid $96/point, but there were others who bought in a month before me who paid over $100/point, and then others who bought in a month after me and paid $92/point. The bottom line for us was that we felt like we got a good incentive and are thrilled with our purchase. Good luck! :goodvibes
 
If you are buying at Aulani, Direct seems to be the way to go. They are specials and change them from time to time, but you wull most likely get a better deal thru DVC and end up with last years points to help make the number of points needed to stay there easier. If you want a different resort and have somr time to look around, resale is the way to go. IMHO.
