Hi~

We have talked about doing a timeshare of some sorts for a while now. I have done some reading here and at the DVC website, and I still have a couple questions I couldn't find the answers to....

Do you have to put a deposit down when financing, or can you finance the entire amount? Can you roll the yearly maintanence fees into your total? I think I have heard of a few people getting fees waived for the first year... is this common?

We are going down in August and will probably do the tour, I just wanted to know what perks they are offering if you do sign up while you are down there. I have the Disney Visa card, and I have heard about the 500 points.

Also, is AKV the only one that they are currently selling? It is probably the only one I wouldn't want! I would be interested in WLV or SSR.

If you are financing thru Disney they will require a minimum 10% deposit - you can then finance the balance for up to 10 years. If you they question your credit they may require a higher deposit. Maintenence fees can't be added into the mortgage, but may be paid by the same monthly autodebit used by many to pay their mortgage.

AKV is currently being pushed by DVC, but any of the other resorts may also be purchased and by August there may even be other purchase options.

After many years of debating, DH and I finally joined last weekend! We also spent a lot of time deciding whether or not it would work for us.

Last week the push was for SSR and AKV. The best deal was for SSR as there were "less than 10,000 points available." The SSR fees and per point cost was less than AKV. I did inquire about VWL, however the per point cost was higher & the lease time was 12 yrs less than SSR. VWL had no incentives at all. That is our favorite resort but we couldn't bring ourselves to pay more money for fewer years.

It may be different when you tour but here is our breakdown for SSR: $500 Visa gift card with option to use towards DP, $10 credit per point. June 08 use year which gives us our points for this yr to either use or bank.

Be sure to ask about touring the model room for AKV - they are out of this world! We've never stayed at AKL but perhaps one day we will stay in the Villas.

i've never heard of it happening. doesn't mean it doesn't ever happen, but i wouldn't expect it.

even if they are currently selling only SSR and AKV, if you are only interested in VWL and put your foot down with your guide, they can sell you VWL (or any other resort)...or at least put you on a waitlist for when DVC ROFRs more VWL pts.
 

You can purchase any DVC resort from Disney but you maybe wait listed for anything other than AKV at this time. Note that for a first time buy, if you want another resort other than AKV, you really should also shop resales as you may save a lot. We have bought AKV though Disney and it was easy but it is really not much more difficult to buy resale either. We bought VWL from the TimeShare Store recently and they are great. Plus you can get VWL for $77 - $80 a point vs $104 (or something like that) from Disney. Back to the old saying, buy where you want to stay. Good luck.

You could always buy into AKV and just use your points at other resorts. AKV doesnt expire till 2054 i think vs SSR 2048. I could be wrong im no DVC expert but AKV has a longer life span.
 
Thanks so much for the replies and great info. We are heading down in August, so we will definatley take the tour, but unless Disney throws some big perks for buying from them, it seems like timeshare resale is the way to go.

One more quick question... a girl I work work got back from Disney not to long ago and did the DVC tour and she said that they gave them a Fastpass to any ride for doing the tour. Are they really doing this? Not that I don't believe her (she has been know to..... embellish.... a bit) but that would be great. I would do the tour anyways, because I really want to learn the ins and outs of it before we buy.
