New vs. Resale

For our last trip I rented points and we stayed at BCV. We loved it and could never stay in a regular room again. We have decidied that it is time to get a membership. My problem is do we buy direct from Disney or roll the dice and try to get a resale? Has anyone else done this? The pro's to a resale seem obviuos to me, more points for less money. Am I missing something? Is it worth to buy ssr and get the 12 extra years or do I buy at okw and save some money? How often does Disney excercise the rofr? Any help would be great. Thanks and I hope to get a welcome home soon.
 
I am interested in renting points or at least getting information on renting points for Saratoga Springs or the Boardwalk the weekend of May 12-15, 2006. Could someone help me out with this?

If you buy Resale you must do your homework and add up all the numbers. Some of the deals are just not as good as the low "price per point" may suggest.

Disney Retail is currently selling at $90 per point(after incentive @SSR), comes with 2005 points and extended banking window to bank them to 2006 and maintanance fees will be prorated and Disney pays all closings costs/paperwork fees/postage.

Lets take a RESALE 100 point SSR contract selling for $80 per point.
$500 Closing cost if paid buy buyer would add $5 per point(this can be negotiated)

$??? Any other expense like fedex or notary services would also add to the price per point.

$???? If the contract is stripped of all its points, Add the value of those missing points to the final price as well. If it has extra banked points you can subtract that value.


Just saying that you need to consider all the expenses(every single penny) to arrive at the actual price per point, and if is still a better deal than retail do it.

what type of information do you want?

points rent from $10 to $14 per point generally.

Sun-thurs are cheaper than fri/sat

so renting points for your trip would not be the way to go

May 12 - Friday, May 13-Sat

May Sun-thur 12 points per night, fri/sat - 26 points per night. for SSR studio

for BWV - May preferred studio
sun-thurs 13 points per night, fri/sat - 29 points per night.

for BWV - May Standard (very, very hard to get)
sun-thurs - 11 points per night, fri/sat - 26 points per night

so your total for SSR would be 64 points (assume you are leaving on the 15th)

for BWV it would be 71 or 63 points (assume you are leaving on the 15th)

jpolak - if you want BCV then go with resales. BCV prices are going up. It is definitely the most in demand of all the DVC resorts.

if you don't care which DVC resorts as long as it at WDW - then look around and see what your best details are - probably OKW.

or if you really think you would prefer SSR then I would buy directly from DVC.

most DVC members do add on. So don't think you will need to live with your decision. buy resale now to get BCV then later add on to what ever DVC is selling at the time.
 
Buy a resale contract with banked points. You will save $$$.
 
Resale Pros:
Less money spent for an equal amount of points depending on number of points.
Depending on the Contract you might get extra banked points.
Purchase points at the resort you want to call home.

Resale Cons:
The less points on the contract the less savings overall (usually applies to DVC owners and small add-ons).
Closing Cost make small contracts unattractive unless that's all you can afford.
Your contract must pass ROFR which will take some time.
If you don't pass ROFR you're back to square one.
The whole process can take as long as 45 days or more.

New Pros:
You get your timeshare fairly quickly.
There might be some incentives to take advantage of.
You might be able to get into another resort of your choice but they will push SSR.
You can finance your purchase through Disney if necessary.

New Cons:
Depending on the resale contract you might be paying more for new.
You must purchase 150 pts minimum.


Just my thoughts on the subject. IMO I would cost out both routes and see what is reasonable. Contact The Timeshare Store and DVC to get the totally cost involved with the purchase. If there are signficant saving by going with a resale and you don't mind the long wait or possible ROFR then that's the way I would go. If you can live with paying a little more and get into DVC right away then I would go route. For me, as a first time buyer, if the "little more" is less than $1,000.00 bucks on a $15 -$20,000 deal then I would go new.

Unless Disney is running some great promo, there really is no reason for buying direct unless 1) financing will be an issue 2) you can't find a resale contract you want 3) need to close ASA.
Buying resale will save you money, period especially if you can find a contract with banked points ;)
 
We have done boith...purchased through Disney & purchased a resale through The Timeshare Store.

Purchasing through Disney...we were able to get financing, we were able to pick exactly the resort we wanted, we were able to get exactly the number of points we wanted. We financed for 10 years because it was the cheapest monthly payment. Our thought was that we could always pay more every month(or as many months as possible), but in those months where $$ was a little "tight" all we'd have to pay was the low payment. That's exactly what we did, and we had it paid off in about 3 or 4 years I thing, so that worked well.

The second contract we bought as a resale. Our agent at The Timeshare Store was Pat Spell. We paid cash for the second contract (we had just inherited some $$ at the time) so financing wasn't an issue. I have known folks who have bought resale who used their Disney VISA card to buy the points & get the Rewards points, then they pay that off the next month with a home equity loan so they get the tax benefit of that.

As far as which to do...depends on your financial circumstances really. Resales can sometimes tend to be cheaper, but you have to look at the whole deal, how many points are left, if the dues are paid for the year or not...that sort of thing. You also have to pass Disney's Right of First Refusal(ROFR).

Bets of luck with your decision. I will say without reservation that it is one of the best purchases we have ever made.
 
The amount of time it takes really is a big issue with resale. While I am certainly happy with my resale, it took FOREVER. We made our offer 7/21 and finally closed 10/3. Hopefully I will be able to make my first reservations the end of next week - almost 3 months after I made an offer. Also, it took almost 1 month for us to find the right contract. So...all together that's almost 4 months from the decision to buy until we make our first reservations.

Can't wait for our first trip home next June! :cool1:
