New vs. Resale

We have become very interested in purchasing DVC and are close to just saying "what the heck" and making the buy through DVC. As I look at the resales on the Timeshare Store - the savings are pretty dramatic and I would rather have Wilderness or Beach Club as my home resort than Saratoga Springs. What's the catch in buying resale instead of new? I'm trying to figure out why I wouldn't buy a resale. Can someone enlighten me? What am I missing?
 
There's no "catch" - buying resale is the only way a current non-member can buy OKW, BWV, VWL, BCV, HHI, or VB. The only property available right now through Disney is SSR.

After your resale purchase, you will be treated exactly the same as someone who buys directly through Disney.

Terms of a resale contract are negotiable between buyer and seller. Seller normally pays closing costs and seller normally pays the broker's fees. For a resale, you need to provide your financing. If you buy from Disney, Disney pays closing costs and provides financing if you need it (and qualify, LOL).

IMHO, the most important consideration is to buy the resort where you plan to stay the most.

Points are points, they really do not know if they are old or new. That is what you are buying actually leasing when you purchase into DVC. That is what DVC is all about, points, points, points. The price of the points has gone up over the years, but it doesn't really matter where your points are from, they are all the same,except points bought at SRR are going to live until the year 2052 while the rest of the points will die a death at the year 2042. Disney creats a lot of "magic" to make you think you are buying into a resort when you are not, just those points.
 
If you would rather have the VWL or the BCV then buy a resale. It's too big of an investment to not buy exactly what you want. If you don't see a resale that fits your needs, contact the resale stores and let them know what you want in advance. They will call you if the right thing comes along.

Our first purchase was resale, but our add-on was direct from Disney.

When we bought resale we saved a lot of money, but it was more of a hassle than a new purchase.

We didn't finance either time, so the new purchase for Disney was a matter of signing a contract, charging the credit card, and receiving the deed. Period.

The resale included haggling over price and who paid what portions. It also was a bit of a problem because we were asking them to make reservations for us since we needed the 11-month window. Anyway, it was a LOT more paperwork, but we saved about $1000 at the time.

We also didn't receive any of the original paperwork with the resale - the first owners kept it. We received a very nice (large) folder/binder with the add-on direct from Disney.

Either way, you'll be happy you joined!

We just purchased resale. We did it because I kept reading, "Buy Where You Want To Stay"...and, we really wanted BWV. We put in an offer on 3/7, and we are currently waiting for the seller to return the documents so we can start the "appx 5 day wait" to be in DVC's system to make reservations. It will then take about another 30 days to get our "welcome" package. So, while I am SOOO happy we bought BWV (cannot wait to add-on there), it has taken a LOT longer (with SSR, we could've made reservations within a couple of days - but, only at SSR, as we are trying to get in over the 7mo. window for a Dec. vacation). So, what I am saying, in short is...if you buy resale, don't think you're going to get to make reseravtions soon. It does take a while!!!

That being said...I have also been hearing (and, have specifically started a thread on this) that BCV, VWL, and BWV will become increasingly hard to get into as more and more DVC members are added (VWL due to size and location to MK, and BCV and BWV due to location), so keep that in mind, if you are buying SSR, but planning to stay mainly at other resorts.

When you consider that SSR is fifty years, and all others are 38, the amount you pay "per year" of usage is about the same. Resales are not really "cheaper" unless those last 12 years are not as important as saving money initially.

Financing is definitely easier at DVC, but if you can secure financing other ways, you can often beat the interest rate. I just look at it like this...DVC is a lot of money (at least, for us it is!)...I want to be really excited about where I buy.

I agree. The biggest decision to make after you decided you want to buy DVC is "Where do you want to buy?" Once you've decided that as well, then you've also decided whether you're buying a resale or new. SSR will be the only new property for a while and if you don't want that, then you're getting a resale.
