Does Anyone Know What The Benefits Are Of Purchasing New Or Resale? Also If You Are A Dvc Owner What Exactly Are The Costs Of Park Tickets? Is There A Discount On These?

Once you are a DVC member, whether by purchasing direct from Disney or thru resale there is no difference. The obvious difference between purchasing resale versus Diensy direct is price. However, by gaining an advantage on price you lose the convenience of a quick close. A typical resale will take 4 - 8 weeks to close. I purchased through resale and found the process acceptable. I'm now in the DVC system and a member in good standing like those that purchased direct.

The DVC discount on Annual Passes is, I believe, $100 off the ticket price.
 
If you purchase resale you will need to arrange your own financing. You may finance through Disney only if purchasing through them, of course. I have done both (several contracts lol) and it is a decision only you can make. Good luck!
 
In a nutshell, the benefits of purchasing direct vs. resale have nothing in the world to do with member benefits. Once you're in, you're in and you are entitled to all of the benefits of membership.

Benefits of buying direct:

You are dealing directly with Disney -- a company you know, and presumably trust. However, The Timeshare Store (the sponsor of this site) is a very highly regarded, ethical business with extensive experience in DVC resales.

The process is quick and easy, provided DVC is licensed to sell what you want where you live. You decide what you want, give a credit card deposit, and poof...you're in the system and eligible to make reservations (most of the time). With resale, a typical transaction takes 4-8 weeks from the start of the process until you are actually able to make ressies.

Purchasing directly from Disney is also a done-deal. When you buy, you buy. With resale, every contract must be sent to Disney, which has the Right Of First Refusal (the dreaded ROFR! :scared1: ). Disney has the option of stepping in as the buyer on any resale, so if they think the price is too low, they just say, "Thank you very much," and your resale contract goes to them. Which inflicts a lot of stress and pain on resale purchasers.

Advantages of buying resale:
Price -- resales are normally somewhat less expensive than buying direct...for exactly the same thing

Licensing -- DVC is not licensed to sell all of their resorts everywhere, and they are not licensed at all in some places. If you live in one of those places, you have to either buy resale or physically go to WDW or DL to buy direct.

Size of contract -- Disney has a minimum contract size for new purchasers, which I think is now 160 points. Resale, you can often find contracts with fewer points than Disney will sell you direct...as low as 25 points.

"Sold-out resorts" -- there is an active market in ALL DVC resorts. DVC can sell you those resorts too, but some "Guides" will do everything in their power to get you to buy something "new" (i.e. SSR or AKV). Also, Disney can only sell you points in a "sold-out" resort if they have them in inventory via ROFR. Usually they do, but for some smaller resorts or for certain Use Years, they may not have any inventory when you want to buy. So sometimes it's easier to find BCV, for example, in the resale marketplace. And...there's always...

don't forget to include closing costs in total price. This often closes the price gap between direct and resale. seems like resales can charge upwards of $600 or more in closing costs vs. direct it can be as low as $120 or so. That $500 difference is about $3.30 per point added to the total purchase cost of a resale 150 point contract.

Also make sure you are comparing apples to apples. When you purchase direct, I believe you always get full current year points and full future year points. With resales, especially ones that are selling for much less than direct, the contracts often have no current year points available and can even be stripped of next year's points as well.

We bought resale at first. This saved us some money and established our membership. Because we were members we were offered a discount to purchase AKV from DVC, which we did. Based upon DIS postings, it seems that a lot of members buy for a lifetime. We don't see it that way. As we stay at the different resorts we will decide which ones we like and which ones we don't. We will buy points for our favorites and sell the rest. We have now learned how important the 11 month booking window is. Good luck with your discussion. Have fun. :thumbsup2
