NEW VGF Building

This development brings up some interesting questions:
1 They are doing the conversion in just about a year. That sound incredibly quick to me considering they would need to build in a small fridge, microwave, sink, etc.
It's a lot less than one year, the DVC member website says "starting next spring" they will begin the conversion and it is "projected to open in summer 2022."

So it sounds like only 3-6 months of construction.

They need to convert these to DVC rooms, meaning adding a kitchenette at a minimum.

Beyond that, what else can they renovate in 200 rooms in such a short time?
 
This would be a slap in the face to anybody who bought at RIV in my opinion.

Why? I could have bought VGF for less already.
  • Same expiration date
  • Same highest at WDW point charts (or very close)
  • Same location
  • More expensive than VGF already was previously
Is it a minor hit against resale restriction? Sort of but its honestly not really any change since it's not a new resort.
 
Here's a thought- as a future Reno on the current DVC building, could they convert some of the lock-off two bedrooms to dedicated two bedrooms?
I don't think they can do that because of the FL timeshare laws. They would be making a change to what the existing owners bought.

The short construction time is what I'm amazed at.
 
I just bought 125 points at RIV and am within my window to cancel if I wanted. However, I bought RIV for a reason and never plan to sell it. For one, I love the resort, skyliner, food options, room selection, ability to get anywhere in the resort quickly and while staying indoors. I also did not have my blue card until RIV. I plan to look into other resale options, but I’m going to have that blue card for 49 more years.

Also, I consider RIV to be a better option for HS and Epcot. Finally, current incentives are really good. Does that mean I wouldn’t mind adding some points at VGF? I would like to have some VGF points, especially if they are less than $255/point. That would be great for MK access. But RIV and VGF serve different purposes for me.

Since the building is already existing, I wonder if they can get a certain number renovated and open to match an initial declaration as they finish the rest?
 
$220 with no promo discounts at all for VGF v1.1. That’s my bet. If it’s the same price as it is sold out it will sell at the pace it does sold out.

VGF is $255 not $220 and without this announcement I would expect 1-2 price increases by end of summer 2022.

some of us have argued that if you evaluate a DVC contract the way a corporate finance dept would, for direct purchases that point has been crossed for many, many room/date/resort combinations, and even for some room/date/resort combinations for resale. But then we get yelled at a lot by people who don’t want to understand the math so we shrink away.

The thing with DVC is a lot of people buy it because it’s a thing they want, the same way people buy Convertables to drive 6 days a year or boats to take into the water for 9 days a summer. Would they be better off financially renting? Probably, but then they wouldn’t have an awesome convertible or a new boat!

DVC almost can’t price itself out, because there will always be people who want it and can afford it. And I bought a $13 chocolate bar yesterday so who am I to tell Them they’re wrong?

I thought about them starting with one side and then moving to the other (or floor by floor), but it sure seems like it would be noisy for any Guests staying there.

Construction noise carries pretty far inside a building.
 
It’ll be interesting to see if they do more snagging of existing buildings and bring them into DVC or look to build more new resorts. Maybe both. I’d freak out if they grabbed some of Yacht Club and converted them to DVC with 50 years. I’d buy in and wouldn’t care a bit about resale restrictions.

I’d also like to see a BLT2 (with direct incentives) and would be fine with the years left, especially if they kept the current point chart.

I wonder if this is going to be similar to what they did at Aulani with the hotel rooms? They're already calling them "resort studios" in the announcement not deluxe studios. Do a quick update like they're doing with Poly DVC and get them open for Summer 2022.

These rooms are large. Realistically they could slap some fancy marble tile up in the bathroom, add a pull-down trundle entertainment cabinet, replace the double beds with a queen bed and murphy sofa/couch, add vinyl flooring, paint and be done.

Right, I think they need to price it below the current price or they will continue to only sell 300 points a month like they are now.
I don't expect them to drop the price. Maybe they'll offer some small incentives. But they'll increase the price for other resorts a couple times before this goes on sale, and it will look less expensive by comparison.

That was also crossing my mind. Use the sink in the bathroom for coffee water etc - ala Riv Tower rooms I think? Add a microwave and small fridge without additional plumbing and it can all go pretty quick on a refurb. ie - the standard Disney hotel room.

And if it came with a king bed I might be ok with that.....have to think about it. We really don't use the bar sink for anything more than filling the coffee pot.

Yeah and I think by calling them "resort studio" they are going to be lower price per point per night also. That verbiage was chosen on purpose. If they wanted to go wild, they could keep the two double beds. There's only one other DVC resort at WDW with double bed studios and that's OKW.

Why do all of that? The current configuration of the rooms I believe is two queens and a daybed. They could make it two queens and a daybed.
