NEW VGF Building

I’m ok with an all studios building as that’s usually most in demand. Adding point hungry “beach cottages” along the shoreline there too would be an awful decision and throw everything out of whack. It will make a small add on for existing DVC easy to feel good about since there’s plenty of studio inventory. This is the same way they are trending for the DL tower too.
 
Someone made a valid point either on here or facebooks, that since the current VGF are all lock offs, it might actually help availability as now when someone books a studio it might not automatically take a 2brm out of inventory
Only if there is only 2 categories for studios that are Lake View & Studio View, but if they add new catergoies that are more expensive, then the original studios will get booked up first most likely thus eliminating the 2 bedroom lock-offs from being able to book those rooms. And the way DVC has been managed lately, I'm guessing these new studios are going to cost more points.
 
I'm a little surprised no VGF owner is upset by the increase in the number of people who will be trying for 1, 2 and 3 BRs. This is a little different than adding the Treehouses or having the uber-expensive Poly bungalows. Studios will likely always reign supreme but If everything is kept the same, DVC will have almost doubled the number of people at VGF who might need or want a larger unit at the 11 month mark.
I'll admit that it has crossed my mind given that there are only 47 lockoffs and 47 dedicated 2BR villas currently at VGF. And if the VGF2 studios are a separate booking category at a higher per-night cost, those VGF1 studios are going to be as hard to get at 11 months as BWV std view studios.
 

I am wondering, do they have to begin selling points for these rooms immediately or can they wait a bit after they are open before actually putting the points on sale?

Here is why I ask:
We know that there is an excess of points that members can use right now, hence the 50% borrowing limit, could Disney hold sales for a bit to allow time for some members to burn through points? We know VGC is one of the more expensive resorts no matter what, so it seems a good way to do this if it were legally allowed. I suppose another option would be for them to put the points on sale at a super high price that no one would pay, then eventually lower the price, but that has issues too.

I had mentioned it over on the VGF thread I believe. Wish it would have a few 2BR's too. However the point that there are also lockoffs is valid and so 2BR's might not be hurt as badly as I was originally thinking.
 
In 2013, I purchased a fixed week contract, at the Villas at Disney's Grand Floridian Resort & Spa, for a studio lake view. When I read and signed the contract, it was my understanding that my yearly reservation would be in the newly constructed building.

For the duration of the contract, I would like to know if my reservations will be made for the leasehold condominium I had originally purchased or, legally, if DVC/the onsite cast members who schedule room assignments are able to assign any available villa. It is my sincere hope that my future reservations will be honored at the original villa building.

Put me down for 50 points direct. I did this with Riviera as well. It will be interesting to see if they have the same resale restrictions.
Yes it will be interesting to see if they have the same resale restrictions as RIV. If they do not have the same resale restrictions this means they found a way around their own restrictions to add rooms without creating additional “resorts”. This would be a slap in the face to anybody who bought at RIV in my opinion. As they will continue to just add additional DVC rooms under existing resorts which will ultimately lead to the continued resale devaluation of RIV. At least when people bought at RIV they could offset the resale restriction with the fact that they would be able to book at new built resorts with a smaller pool of people due to the restrictions on resale contracts after a certain date not being able to book at these resorts. Will be very interesting to see what they do here.

In order for villas to be available to be booked with points, they have to be declared into DVC. Until then, they belong to the developer (DVD) and get turned over to CRO to sell for cash reservations.

Case in point: RIV has only about 147 of its 341 villas declared into DVC inventory as of today. That means the majority of rooms have not been added to the DVC inventory even though there is a glut of points. Nor should they be. So I don't think they would do that with VGF2, either.
 
No one’s concerned about MFs going up? Is that not going to happen?
I think (hope?) that the increase in the total number of VGF points will offset the percentage increase in resort costs that owners pay due to the shift of Big Pine Key from hotel to DVC.
 
Here's a thought- as a future Reno on the current DVC building, could they convert some of the lock-off two bedrooms to dedicated two bedrooms? Eliminates some 1 bedrooms, but adds to the two bedroom inventory. Pros and cons to both, I suppose.

Will they sell fixed weeks also for this new development?

Surprised they would have same contract end year until I realized this increases their price (same price but shorter term) and slighter larger room and newer and fancier.... new price chart category?
More $$$.
Why didn't they do this with BRV build? Besides they can do it to us however they want theory.

Just for a data point, I don’t regret my RIV decision at all and this does not change it,

Resale restrictions were not a consideration when we bought.

Since VGF is my other favorite resort along with RIV, this now makes it harder for me to make my direct purchase. We were set on RIV, but now with this, may wait to see what the price is and if it does come down in price to a new level I think we will go with it,

I may even have to sell that one contract I own that is restricted! Lol
 
Wow I think like the Disneyland Tower announcement many people are in for a rude awakening when pricing drops.

People are think around $200? Around RIV pricing?

I would surprised if it's below $240 with 150 point promo. 150 points being the minimum to get blue card at that point.

$220 with no promo discounts at all for VGF v1.1. That’s my bet. If it’s the same price as it is sold out it will sell at the pace it does sold out.
