New to resale purchasing

Assuming the 2023 points have been banked into 2024... I wouldn't necessarily put a huge premium on those because it's hard to book at WDW when you only have another 5-6 mths to use them. In fact, I would be asking the seller to bank the 2024 points before the Oct 31 banking deadline unless I knew I had a reservation that I could modify to use up the 2023 and 2024 points.
Agreed I would certainly not base any offer on the 23 points as those have either expired or if banked must be used by 2/28/25.

I also agree to have them bank the 24 points into 25 so that you can use them between 3/31/25 - 2/28/26.
 
Is there anyone out there that has a business of shopping resales contracts for people, or is that even a thing? LOL! The broker represents the seller and buyer, so who is looking out for the buyer? Is there a company that does this? I just want a good deal and don't want all the work of looking and negotiating. Hahaha!

Since you don't love the hunt of a deal, keep in mind the over the life of the ownership a majority of what you spend is in the dues not in the initial price per point up front. So as long as you are comfortable with the resort/dues then Id just offer what you want to pay and not worry about if it was a couple dollars per point more or less than others. On 150 points $5 per point is only $750 spread across 29 years of the contract. So I will go back to my original thought, the seller needing to bank points is priority one.
 
I had the same thought when I first began looking.

I agree with VGCgroupie above, I'd start in the low 90s. There is a lot of inventory at SSR, so you should be able to score a deal with some patience. I would look at the ROFR thread on page 1 to see what similarly sized contracts have sold for, and use that to decide what price point you're comfortable paying. Then use an aggregator like dvcforless.com to hone in on what contracts work.

I bought at SSR in April 2023 and was looking for a similarly sized contract to you, and I knew I didn't want to pay more than $95/pt. I'm sure I could have gotten one even lower than that with a little bit of patience, but on my second offer I landed on a 150 pt contract for $95/pt after some negotiation with the seller. There have been some really awesome deals at SSR over this last year reported on these boards so if you're willing to wait for the right buyer to come along you may be surprised at what you get! 🎣

Does the calculator offer fair pricing, good pricing or great pricing? If the asking price of the contract is close to that number, is that a contract worth considering?
It's based on pricing from members here, so they are on the low end for sure, if you want a more public average use the board sponsor, I'm sure their average is higher. ;)

Also, Yes, it is loaded, so i would assume the 2023 points are or will be banked or I would not use them in my calculation. You can always start lower, and since there are so many SSR contracts out there its no big deal if they decline, but I think $99 is fair price.

DVCforless and the ROFR calculator suggested $95. I went in at $90 not expecting them to agree, but they did. I'm pretty excited about it. Can I expect about a 2 month wait until I can use the points?

Congratulations! Check out the thread titled Closing Time. That shows the lengths of time it is taking, however it is highly dependent on the Escrow company and the seller's speed in returning documents. The amount of time it took my contract was 49 days, but that appears to be really quick compared to others.

I agree with this. I also think Disney is taking a touch longer to make points appear than they were earlier this summer, too. Took almost three weeks for my last contract to show up after closing (today!) whereas the other two I closed on earlier this year took about two weeks after closing.

2 months is reasonable but it depends on the broker (fidelity can take their time), the title agency (magic vacation is notoriously slow), and just dumb luck.

Many people close in 6 weeks. Others take 3 months.

We closed on two contracts through the Summer. One took 2 months, the other took 3 months. It all depends on the parties involved. Our 2 month at BLT went smooth (seller and closing were great), the SSR one took an extra month longer due to a personal situation with the seller and a different closing company that wasn't as great.

You never know until you get into it. Just stay on top of your broker and closing co :)

I am sure you have thought of this already but just to be sure, as you were previously looking at a March UY contract, ensure that the Oct UY fits your travel needs. If you normally travel to WDW in summer (idk if most people do this lol) or Sept when points drop, then an Oct UY wouldn't be ideal. But if Christmas is your jam for example then Oct UY works out well.

Good job! You see, you can do it 😂. I also started this journey recently, spending many days - and nights - trawling the internet. I got a good deal on BLT 220 points but seller revealed (after buyers have signed contract and transferred deposit!) they in fact have used up their 2024 points even borrowed from 2025. They were willing to drop $3 per point (my initial offer) but I was just too pissed so we cancelled 😂.

We just got an accepted offer for 270 points at SSR, with 2024 banked and seller paying the MF for them. We are paying $89 per points which we think is fair. We probably could have continued to negotiate further but I was just so over it 😂😂😂.

Am I allowed to mention names (I'm assuming you are asking about the BLT deal that fell through)? To be fair, the broker is nice and was upset about it and kept apologising to me. I think it was just a crappy seller.
