New Restrictions Announced on Resales: Effective Jan 19

I pity the pixie-dusted new owner who buys Riviera because it is the newest and bestest DVC resort and then they find out they can't afford the points or the dues. So they can't sell it for anything near what they paid to buy it if at all. It goes back to Disney and they lose everything they paid into it and get nothing.

This is the first thing I thought of, too.

Now I sound jaded too. I will say this. If I stay at the Riviera and like it I will anxiously await the first resales to hit the market at $50 per point.

This is the second thing I thought of.

Again, for many of us who are grandfathered, this will have little effect unless we decide to sell, but this will effectively limit new resale purchasers.

Or is that what you all are calling it due to the resale changes? I only own direct points, so I haven't really paid that much attention to the restrictions. It really depends on where you want to buy and also trade into, seems that DVC is splitting up the exchanges for resorts, ie. DVC1 and DVC2 with direct points being able to trade into both exchanges.

We only know what was stated in the announcement.

A DVC1 and 2 has been speculated for years (as a possible direct ownership benefit) but the announcement is the most official communication that suggests a split club may come to fruition as early as Riviera.
 
This is crazy to me and disappointing. I was going to change out our SSR points for resorts that we now know we love (Boardwalk and Boulder Ridge) but now I can't and don't want to do that because I was going to buy them on the resale market.

It doesn't sounds like you were going to buy BWV and BRV to trade anywhere so why not do the sell and buy that you planned?

For people that have direct points though, I don't see where this announcement points to a change in how points are exchanged. Am I missing something?

If you have the cash available, you could buy BWV or VBR before 1/19 and if it passes ROFR then sell SSR.

We still might but I always liked the idea of staying at new DVC resorts. Losing that is a big bummer. I might just keep all of my SSR and down the road buy a BWV contract with the restrictions.

Keep watching and see what it's doing in a week or so. They might become quite flexible around Jan 14th or 15th.

Hmmm. A conundrum for sure.
 
Is there any reason now to consider buying into DVC versus just renting points? My wife and I found a contract yesterday that we were considering making an offer on and then I came across this news on the broker's website. The comfort of knowing that I could sell my contract if I needed to was a big draw, but now I'm afraid of possibly getting stuck with it down the road like some have with other timeshares. This on top of the maintenance fee increases has really turned me off. How much will maintenance fees be in 20 years?? Can anyone tell me why buying into DVC now has advantages? I can't get past the thought of 20 years from now having to pay thousands in maintenance fees for a membership with no value.

This particular change may not impact resale value that much in the long run. Might be a 5,10, 15% dip but buyers will still be able to use every resort except for Riviera and Reflections and whatever comes after. The existing resorts still have the best locations (i.e. monorail, walking to Epcot/DHS and DS) and anything that comes in the future will likely be a 'secondary' location.
 
I wonder about booking the rooms. If you own resale at Riviera (for instance) and are locked in there, you're going to be on at 8am whenever possible to grab whatever is available. That could make it more competitive for direct buyers to secure home resort rooms... unless there's a direct-purchase booking advantage as well, which will further devalue resale to the point of near-worthlessness. And... there's going to be a bunch of Riviera reservations-for-rent someday, too, due to the need to lock something in ASAP every time. It'll be interesting to see how this plays out and what the exact terms of the trading disclosure are.

Do you already own DVC and are adding on, or considering buying in now for the first time? I think it would depend on the resort, and how often you think you'd want to stay there. I think if you got into ROFR by the 19th, that contract would have enough value, depending on what you paid for it and how you plan to use it, that it maybe could still be a decent proposition. For after 1/19, I think anything goes. If I had a friend who was unsure about whether to buy in, I would say to wait until the dust settles and we see what is going on. A lot would depend on what resale prices do, especially for the DVC1 resorts, and whether you'd be happy staying there for the next 20+ years.

We were always paying maintenance fees for something that would disappear. I suppose I always thought that in 10 years, when we are both in our 80s we would begin selling some points, and I think we will, starting with the ones that do not expire in 2042. My thoughts are that it’s the VWL, BWV and BCV that will always be our favorites, but who knows.
