New Restrictions Announced on Resales: Effective Jan 19

I hope people figure out that if they ever sell Riviera they will lose big time and next to no one buys into the Riviera.
 
It seems strange to me that Riviera resales would be restricted to only Riviera. I hope that is not going to be the case.
 

An owner who can’t trade out equals another owner who can’t trade in because the points aren’t being exchanged to make that happen.

BCV is midlife resort, more or less halfway through its 50 yr term. What percentage of owners would you expect are resale owners? I read somewhere that the average owner of DVC owns for 9 years.

BCV hasn’t sold new in going on 3x that long. (I don’t mean a few thousand points a month that are statistical roundings.)

So. 60% resale owners would be a conservative estimate?

Under this rule change, if 60% of owners are resale owners at Riviera in 25 years, than only 40% of owners could trade out, opening space for trades into the resort. 60% of the resort would be “landlocked” by owners with no mobility.

Trades work both ways.

Ultimately, there is harm here for everyone, not just resale buyers.

I hope this isn’t true because if so, it’s extremely short-sighted.
But does the 7-month booking period require equitable trading (in/out)? Isn't is it simply "first come, first served" once that window opens? If the latter, then resale-Riviera owners who don't book prior to the 7-month window could become truly blocked out from booking as inventory is legally booked by other DVC owners.

Also another thing to note it says you are trading from Home Resort Vacation Points to DVC Vacation Points. So what would stop them from even having resorts get different values to DVC Vacation Points. As it currently stands they can charge you to trade into particular resorts even. So they have even further tricks up their sleeves.

Heh, heh. More like the worst of other timeshares everyday.
 
Very interesting to say the least. I think it will definitely make the resale value of Rivera and future DVC resorts low because those points will only be good for their home resorts. I am assuming they will be able to do this by making the new resorts a new club and not part of DVC as it exists. I think that this model will also begin to limit the ability to book at these new resorts by current owners since rooms will have to be set aside for points that will only be valid at those resorts..the resale points.

The good news may be that anyone who currently owns and will have trading abilities into these newer resorts may be able to pick up resale points down the road at a lower price and use in conjunction with what is already owned...providing those new resorts are places one would want to stay.
 
Wow, this is the dumbest idea yet. No one with half a brain is going to buy the Rivera because your resale price just got destroyed with this announcement.

I guess it will work out for Disney though as they will be able to ROFR all those ultra cheap Rivera contracts and sell them as new again to some other sucker.

There should be an official announcement tomorrow. I’m really interested to see the fine print on this one. We love DVC and we inquired about Riviera a few months ago. I think we will pass now but I’m curious what impact this will have on us current owners.
 
I had tossed around the idea of buying a small contract, with the intention of going there every three years on an adults only trip. At first, I was dismayed by this announcement, but now I'm not so sure. All of us here now will already get in, and in 10 years, it sounds like Disney will have another 5 or 6 resorts for Rivera resale owners to enjoy. So to me it sounds like an iffy resale market until they get a few more resorts to choose from.

I'm still fairly new, maybe I'm wrong?? At the very least it might stabilize booking patterns at the "old" resorts a bit.
 
Unbelievable. This is going to sink resale values IMO- will be interesting to see how much. Creating a second exchange open only to certain owners is just going to make the system too complicated for a casual user.
 
Does anyone else think that the next shoe that will drop is Disney charging the new resale owners $x/year to belong to DVC 1, in order to be able to trade into the other resorts?
 
I pity the pixie-dusted new owner who buys Riviera because it is the newest and bestest DVC resort and then they find out they can't afford the points or the dues. So they can't sell it for anything near what they paid to buy it if at all. It goes back to Disney and they lose everything they paid into it and get nothing.

That isn't how I read it. I'm thinking Riv resale owners only get to use Riv, no matter how many new resorts are opened after this new rule.

Hmm. Well the post I saw on Facebook said they could, but the page this thread quoted says no....so who knows until they officially announce it I guess.
 
On the one hand, I think resales of one of the "original 14" contracts might become relatively more valuable as time goes on, since 14 good properties will continue to be available to trade into, and resale prices have historically been much lower than price-increased new resorts. For anyone thinking about the future resale of his/her direct sales contract, knowing that potential buyers will be restricted to using only that one resort would sure make me hesitate buying from Disney.

On the other hand, if Disney decides to tack a DVC component onto the new Star Wars hotel, I'll bet that it will give more than one buyer pause to know that he or she will be shut out of that particular property.
