Broker wouldn't even submit to the offer as seller stated won't entertain any offers less than $101
This is a very reasonable offer for SSR. I'm guessing brokers/sellers are having a little more leverage recently given the decrease in innventory these past few months. Right now in Dvcforless.com there are around 970 contracts just a few months ago I believe it was closer to 1,400.

But, no, they didn't reject a full price offer. They rejected a full price offer minus closing costs. Money is fungible.
 
Can someone explain this to me. I don’t understand why a seller would reject a full price offer? Wouldn’t the broker get irritated.

Yep, they didn't want to pay the closing costs (about $1600 or so). I think that's about $8-10pp. So its understandable. I just was on the edge of even making the offer, so it was more of a sign that I REALLY shouldn't buy now. ;)

Probably because it ended up being a bidding war and they got more than asking price.

Over the life of the contracts how much extra per year is that $800?

Not much (800/32=$25), but I'm barely in a position to buy anything right now (still paying on a BLT), but it has been bugging me for months, so I talked myself into it "IF they paid closing". lol

It was more about affording the purchase, not the payments down the road. I may kick myself later, but it is what it is. 8-)

Hard to opine without seeing if it was loaded. But think you did well by missing this one.

The value isn’t there at this price for subsidized when regular Aulani is so much lower.

Wasn't loaded. It isn't a steal, since its been for sale for months, but I think we figured regular AUL had to be like $90 cheaper to break even at the end of the contract.?

Subsidized is my only shot at being able to stay in a cabin for a few nights (and feel good about it). lol

Wait, so was the offer actually SELLER pays closing? Your post says Buyer (you) would pay closing.
