New Purchase Questions and such...

OK, I've decided to purchase DVC at Resale rather than direct. I'm in no rush to purchase but I want either BWV or BCV. I don't need "perks", I live in FL and already have a FL Resident AP.

I've read a lot on here about the "Big 4" brokers who sell DVC. I've seen 1, www.dvcbyresale.com. Who are the other three?

Also, who are the top 4 Title Companies and who are the top 4 financing companies?

How much deposit is needed? I've seen people say the put down $1,000 but see finance co's only financing 75% of the purchase? When do I need to pay the deposit, when I make an offer, when the seller accepts the offer or at some other point?

Are most buyers willing to negotiate?

Is there anything else I need to know, except Use Year? Have that figured out.

Yeah, I saw that last night. At this point, I know what I want, BWV or BCV and I want to buy resale. The only "Perk" that has value to me would be an Annual Pass and I get a better price as a FL Resident. Also with an AP, I get better discounts and more of them across WDW.

Yes, I read that you have made the decision and don't need perks, but I thought maybe the sections on Points Available, ROFR and typical fees would be helpful. Glad you found the info last night.

Most people here would advise against financing. If you're going to finance be sure to include that in your break even calculations vs. not buying and booking cash rooms for vacations.

Personally, I would not finance the purchase as its a vacation, probably not an investment.
But, as mentioned, if you are going to finance, make sure that is taken into consideration in your calculations.
As far as negotiating with the seller, it varies. We put in bids on several contracts before purchasing the 2 we have. Some sellers would negotiate, others wouldn't. It really come down to what you feel is a fair price for you and finding a contract that matches that.
