Question
provided however, that the total:confused3 number of Home Resort Vaction Points existing within a given unit at any time may not be increased or decreased because of any such
reallocation. Pg 143 of the SSR public offering statment
Can some one please explain what this means

I can't define "unit" off the top of my head (it doesn't mean the whole resort, as far as I know). For lack of a better explanation, I believe it's a group of timeshares that were declared into inventory at the same time. So it could be a whole section of a resort for example -- maybe the Springs at SSR.

Again, I'm just making that up as an example, I don't know what each "unit" is comprised of.

So what that means, if that unit had a total of 1000 points allocated to it, it can never have more or less than 1000 points. But within that "unit" -- points can be reallocated, like DVC is doing now - changing the points required for particular days, or particular units. But where some go up, there must be an equivalent going down, to keep the total the same as it was in the beginning.

Clear as mud? :)

Points are used to reflect the ownership percentage of each contract for a given unit. Basically, it just means that the number of points assigned for a specific unit cannot be changed. A unit has a specific legal description that will be different at each resort and each resort may have several different "types" of these units. At OKW, each unti is a building and ownership is described as a (small) percentage of a specific building. At other resorts (SSR for example) a unit may be comprised of several villas and the same is true for each of the other resorts. I have been told that at AKV at least one "unit" is a Jambo GV. Based on the relative "value" of each unit, DVC has assigned (sold) a specific number of points for that unit and that number cannot be changed with any reallocation. When added together, the points from each unit at a resort should represent the total points available at any given resort. (Also keep in mind that DVC retains ownership of 2-4% at each resort to be used to replace inventory when member inventory is being rehabbed or renovated.)

With any reallocation the points needed to reserve the villas in a unit should be unchanged by the reallocation. Also realize that there is some minor variation due to the number of weekend nights in a year and also during Leap Years.
