Ok.............I just got off the phone from my guide!!

DVC has not officially released the info yet, but your guide has the information.....

Vero Beach and Hilton Head is being reduced $5.00 a point........ :

They will be sending out information to members starting next week.

Re-sale is still much lower, but at least you can add on a small contract in your use year...

My guide stated that they have over 13,000 points at HH, he din't give me #'s at VB.
 
I haven't kept up with the price for the DVC-I resorts since I assumed I would have to buy resale for any VB add on. You you refresh my memory on the current or new price for VB/HH?
 
Well, for those who asked when prices would start dropping... that time appears to be now for Vero & HH owners....
 
Actually, I think that might make some sense. They aren't WDW resorts and they're more vulnerable to hurricanes. Both were reasons we didn't buy at either place.

I thought HH was sold out and the only way you could buy it was through resale. Did Disney exercise its ROFR on some HH points and is now trying to sell it for $5 less (than what, someone please update me)? Did anyone here try to buy HH points only to have them taken by DIsney's ROFR?

Personally, I think that 5 dollars per point is not much of an incentive to buy through Disney when the resale price is 20 or 30 dollars lower.
 
At $5 off per point at VB and HH, that makes it $87 per point. Still no competition with resale when you can get VB for approx $65 pp and HH around $70 pp. :confused3 I'd think they'd need to drop it about $10 per point.
 
DVC reduced HH and VB by $15 per point well prior to total sell out.

You can buy all of the sold out resorts directly from DVC if they have points in their inventory. If they don't have them at the time they will put you on a waitlist and when points come back (from ROFR, bankruptcy etc) they will sell them to you for $92pp. Now it seems HH and VB will be selling for $87 through DVC.
 
This is why I wonder when I hear rumors about DVC expanding outside of WDW. Hilton Head is prime summer location. Vero Beach is a great resort area. Yet they can't seem to generate sufficient excitement for them.

It might make sense for expansion in DL, CA; however, those two parks are not a week long stay, maybe three or four nights at most. And they are landlocked so I don't know how they could do it even if it makes sense. DL Paris is already has a great MVCI resort and it is a park that continues to struggle. I don't know enough about the Tokyo and Hong Kong properties or markets to know whether it would make sense there.

So where are they going to expand outside of WDW if they continue to have demand issues in a place like HH and VB?
 
I'd say they could raise prices by five or ten dollars and still sell through 600 Hawaiian units in less than 24 months.

HH is a really interesting case I think. Most people who have been there, including myself, think that it might be the nicest DVC resort in terms of accommodations. The fact that it is not on the water surprises a lot of people, but I think it is actually a bit of a benefit for a lot of reasons. That said, more than any other DVC resort, HH is tremendously seasonal in its demand. IMHO, all that is really happening is that the resort's price is not going UP. It sold at $89 per point when we did our add on in October 2004, so the new price will be lower than what we paid, but realistically, most points were sold for way less than $87 per point. I agree that resorts outside of WDW seem to be a tough sell, unless they end up building more than one resort (and another park) at DL to give some variety. I think HH and VB are a tougher sell than the WDW resorts if for no other reason than, at least at HH, the resort is small and once you have stayed there a few times you might want more variety (I don't think that will be an issue for us since we bought points to only go every other or every third year, and I love to golf). VB is a tough sell for historical reasons, but now because of the reality of hurricanes as experienced by the resort and the higher maintenance fees the resort is even less attractive no matter how nice it really is.
 
I think the the price is less just because they are not in WDW, not because they are not nice resorts. We'd like to try VB once, but I doubt we'd do it more than that. HH is really a seasonal resort. I'd only want to stay there in the summer. Some people who stay there a couple times and do everything the resort/area has to offer might get bored and want to go somewhere else. Our family goes to the Carolinas every summer. We started with the Outer Banks (Duck, Nags Head) for a couple years and then got bored and changed it to Myrtle Beach SC. A lot more to do-Barefoot Landing, Broadway at the Beach-every year there is something new. We stayed in Hilton Head one time with my in-laws when I was pregnant, at a Marriot-don't remember the exact name. They are huge golfers and that's all I really remember about it-golf courses. Well, that and the heat!

I think if DVC put a resort in a location like Aruba or Hawaii and did a fantastic resort themeing/decorating/ammenities, it would be successful. I'm sure the expense would be enormous compared to building another DVC resort at WDW however. Especially if they "attach" them to resorts they already have like AK or CR.
 
I love my VB and let me tell you why. Right now I am able to reserve at WDW DVC properties at the 7 mo window and I am very appreciative of that perk.

I am aware that this may not always be the case, but I am perfectly happy staying with VB if that turns out to be my only option. We plan to move to Florida within the next few years and want to work at Disney if we can afford to do it. In that case it makes MORE sense for us to be able to stay at the beach rather than where we work!

Either way, VB is a wonderful resort!
 
I had two 150pt contracts ROFR by DVC last year. So That accounts
for 300 out of 13000 points. That's over $50,000 in lost dues that
they must cover.

I must not be "most people".... I have been there and I was disappointed. The location was a MAJOR let down for me. Having spent time in HH, I know that I can rent a villa for a week in the sholder season (May/Sept) for a very reasonable price and be MUCH MUCH closer to the water (walking distance!) Plus I will be inside the plantations which are quiter and I enjoy more. (I can rent my 50 points at $10 each and make a good start on the payment)

I love HH Island and would be every summer but the long term boyfriend likes Destin better. That said I don't imagine I will ever again use the 50 points I own at HH for HH.... (I bought site unseen, that was a misstake on this one)

Notice that my comment about "most people" was related to the accommodations themselves--I respect differences in opinion about the location and amenities, because there is a great difference of opinion about that. We looked into a lot of other options at HH, and, for us, DVC came out way ahead, but it would not for many other people.
 
I agree with Doctor P, we love Hilton Head DVC. In fact it is our favorite DVC resort. While we will also love the parks and WDW, if I had to compare the resorts to resorts, HHI would always win, and mainly due to service.

We like being at Shelter Cove and feel the location is so central to everything on the island that we have never wanted to be on the beach.

I think most people would still prefer HH to be on the ocean or inside a plantation though I feel many rationalize the location.
