New here. Does my offer make sense?

Nope, they told me to F off nicely 🤣😂. I found a couple other good ones and made offers. I'm not in a hurry now that I am learning more about how this whole DVC resale work. This board is awesome btw.

ETA: They did make a counter offer of $97 and buyer pays all costs and dues.
I made a bunch of lowball offers for my last contract until I found a seller that accepted. The nice thing is I made offers for contracts that didn’t have full points, and the seller that finally accepted had a loaded contract.

I was able to upgrade my recent stay from a 2 bedroom villa to a grand villa thanks to them lol

Keep trying and goodluck. Are you using a DVC resale aggregator? There’s a few of them out there. They list all the contracts out there and it’s sortable by resort, price, UY, Broker, time on market, etc. Very handy!

Most of us end up deviating from the original plan later on lol. I think you’re good there as SSR resale makes sense for a large range of uses. You might want to try a few different resorts before deciding adding on for a home priority contract.

Yes I am using dvcforless and (removed). Very handy! I am focusing on the SSR resale because it's the most affordable, has access to the OG resorts and we love SSR as well (wouldn't mind booking there if nothing else is available). We will definitely add on direct at some point to have access to Riviera and future resorts, but that is still some time in the future.

You can. There’s nothing binding about an offer at the first stage. I’m not sure how brokers react to this. I’d expect most would just relay the info to sellers but some may ask if you intend buying all or just one and advise from there.

There’s mixed feelings on whether someone should or should not do this. I feel if you are genuine about buying and serious about moving forward if this offer is accepted then it’s fine. That’s different than someone just throwing dozens of lowball offers everywhere like it’s a game.

Do some math to see what that works out, sometimes it ends being an even better deal.!!

In buyers market where there are lots of contracts for sale, i had success low balling a SSR contract by finding a broker with a lot of the contracts I was willing to accept, telling them what I was offering and let them figure out which of their clients would accept. I think it works well for SSR as it has the most amount of contracts and points for sale.

Works best if you have a broad range.
DVC for less says there are 31 200 point contracts. Two at your target price.
I was looking for a 250 ish point contract. Ended up with 270 points as they met my price. More points cheaper = better. (For me).

If price is a consideration look for a contract with full points (loaded) and then immediately rent out a year or two to reduce your buy in.

I actually did something similar a few months ago with when I was chasing AUL. The original offer was countered but I politely stayed on my number. I asked the individual broker to relay my offer to 2 of her colleagues that had similar contracts. I received one call back to confirm the terms of the extended offer and then never heard :listen:another thing.
 
$97 pp for SSR isn't terrible at all if there are still 2024 points to be used but certainly as we head into the end of 2024 i wouldn't be too keen to repay the seller's dues.

I’d mention to consider looking at BLT as a home resort as well.

Many people seem to be getting those contracts at around $120pp, and while the upfront is more the dues are lower and it has a longer contract life. If you look at the long term cost of ownership the dues will be significantly higher than the initial buy in price.

You also have an extra 6-years of life on the BLT’s which means you could either use, rent, or sell it for longer.

I would also hypothesize that BLT will rent for a premium over SSR, especially after the upcoming refurbishment and all of the new attractions going into Magic Kingdom.

You really don’t need to buy SSR to stay at SSR, there is so much inventory it will always be available.

Thank for this! I actually logged on here to ask if $115pp for BLT (210 points) is a good deal? semi-stripped as only 50 points left for 2024 (which I will pay pro-rated) but that works fine for me. Seller also agreed to pay service fees. Did I score?
 
I tend to think that people focus on getting a low point cost contract when the HOA is the biggest expense. I would personally buy a resort that I love or really like and consider direct as well. This way you have no restrictions and can take advantage of the membership extras. Just my two cents.
