I curently have offers on 2 disney Boardwalk 150 pointers. First one went to Disney on Monday and the Second is going today.

Offer 1. Boardwalk 150 Points August. 2006 all available. 2007 all available. must pay 2006 dues. $83 point

Offer 2. Boardwalk 150 Points June. 2006 80 points available. 2007 no points available. 2008 all 150 points available. Only have to pay dues on 80 points. $11,000 or $73 a point.

But heres the fun part Disney called last night. I was honest and told them I already had offers out there. They offered me there new incentive. Saratoga at $86 a point for 150 points or $12900 with a december use year and only $150 in closing costs. She said it was a $15 dollar off a point deal that just started. Sounds pretty good!.

I haven't received that deal. Allbeit, I haven't talked with Disney about buying since I first ordered the info book. Do they ever call you back, or do they wait for you to call with questions? The only offer I got was 91.00 a point, no mention of closing costs.

I actually wached the DVD online 2 weeks ago. On Sunday somebody called from Disney and asked if I needed more info or If a sales person could call me. They called last night and offered the new incentive. She also said I had 3 days left (now 2) to do the double your first year points for $101 a point. So 300 points now and 150 points in 2007. I told her if my current offers get refused I like the new program better.

I hope this is true. I spoke with Jeff on Monday, and left a message with him last night that we have decided to purchase a contract. So maybe it paid off that I couldn't reach him on Tuesday.

I've heard about the $15 off the price but you do not get any points. It is almost like the incentive they had a while ago where you could sell back your first allotment of points to help with the price. Correct me if I'm wrong but I don't think you get any points until your UY comes around....but you can always borrow...So in cmkallam deal I don't think you would have any points to use until that December UY rolls around...which is only a few months away anyway.

That sounds about right. I know it was the same way with the $10 off, you won't get 2005 points, but you will get your 2006 points in December.

I'm just waiting for my guide to call me back so I can start the paperwork and become a member. I will ask about all the incentive details and post back later today.

Wow, this is great news! So, the new incentive is $86/point plus closing costs (around $200) but the catch is you don't get 2005 points. Is this for new members also? So, my question is..if I wait for a Feb use year (I know, incentive might be gone) hopefully I will get the $86/point deal and then I would get my first UY points in Feb 07, right? THey wouldn't be considered 05 points, right?? I am a little confused on the UY thing--can't you tell???

You might be able to call today and get a Feb UY but December is usually better. If you go with Feb you would get 2006 points but you're already past the 100% banking window (although they would normally make an exception for new purchase). If you got December, you would normally still get 2005 points at this time of year (perhaps not with this deal) and have 12 months to use 2006 points.

Unless you need a FEB use year, buying now would give you one extra year worth of points. If you wait until FEB those would be considered 2007 points as opposed to the 2006 DEC use year points you would get now. The incentive is for selling back the current use year points. In other words, right now you would sell back the 2005 points and get your 2006 point on DEC 1. If you wait until FEB, you would sell back 2006 points and get 2007 points on FEB 1.

I'm almost positive that this is how it would work, but someone please correct me if i'm wrong.

Bernard also mentioned that the Dec UY would be changing pretty soon. When I asked him what the current incentive was, he still quoted me the $10 off per point (the old deal) until I mentioned hearing about the new incentive. He changed his tune and said it just started Monday. He did say I needed to give him a name of a DVC member as a referal in order to get the incentive--if we buy, that person would get $200! The only reason why I don't want to buy a Dec UY is because we normally travel in November. I am pretty sure I am making the "overall" right decision in getting a Feb UY. Also confused as to what you would get with buying right now...Other than the $86/point would you get 06 points but have to sell back 05 points?? Pay dues on the 06 points, right? Oh, and he also mentioned a closing cost of $125--if not financing. All very confusing for a newbie.

Secondly, does anyone agree that this new incentive is to sell out SSR as quick as possible since we "think" they will be announcing a new DVC in October. Do you think a new DVC will hold people off from buying at SSR? Not us since we seem to like the theme and since we have the money--we don't want to wait any longer--besides, when we get addonitis, we can purchase the new DVC! They can't begin to sell the new DVC until it is 6mos away from completion, right? That could be in 08!

I'm bummed! Seems I really picked the wrong time to buy. We just bought at the end of August at $91 per point. If we had purchased a month before, we could've gotten 2005 points. Now it looks like if we purchased a month after, we would've gotten an extra $5 off per point!

I am also a little confused about the incentive but I am not sure what advantage a FEB use year would have over a DEC one if you vacation mostly in November. I may be reading too much into the extra years worth of points with the DEC use year. 2054 is a long time away.

What about my original two offers. Disney said they probally will not make it through because they are aggressivly going after Boardwalk ROFR.

Let's say you have a trip scheduled for November 15th. On October 1st you discover that you must cancel the trip.

With a December Use Year, you are already past all of the banking deadlines. The points MUST be used by 11/30 or they are completely forfeit.

With a February Use Year you could still bank 50% of your total points, or take until 1/31 to re-book the trip.

The best Use Year is one that falls just BEFORE your typical travel dates. That provides you with the most flexibility in the event that trips must be re-scheduled. In the example above, FEB isn't a perfect UY for November trips, but it's much, much better than DEC.

If you usually travel in November, then an October UY would be much better for you than February. Are there other reasons you wanted a Feb UY?

As a general rule choose a UY as late in the calendar year as possibe that fits your current (and long-term) vacation habbits. This will give you the best chance at geting extra points (without dues) on future add-on's. Remember, the value of one years extra current points (with no dues) is as valuable as many years of points (subject to dues) just prior to expiration.

I just got off the phone with my guide. He did confirm that the new $15 incentive is a member referal promotion. If you don't have a referal it would only be $10 off per point. They don't seem to be strict on the referal rule, they just need a name and location. My purchase is for DEC use year, so I will receive the 2006 points. There was no mention of 2005 points, but I assume that the $15 off is from selling those back.

You know, after thinking about it, I am not sure where I got a Feb UY from. I think it went like this...I called DVC and the current UY month was Sept. Sept would have been perfect but we won't have the money until November and in no way wanted to finance--even for a few months. So, once past a Sept UY, a Dec UY was next--no good for us--to close to our Nov. travel. So, since Feb is the next UY, we decided on that since we (I)didn't want to wait much longer. I really don't know why we don't wait until we can get a Sept UY but I guess it's me being worried that DH could change his mind on the whole DVC idea. I need to run with this while I can. When Bernard and I wrapped up our conversation today, he did say he could get me a Feb UY now...Hmm..kind of made me think I might be able to nicely ask for a sept UY before we sign any papers...Otherwise, I am going to go with a Feb UY and be really happy. Also, I am hoping our vacation plans will someday change and we can go anytime--not be limited to Nov.

My head hurts!
