So it was just announced that Disney has officially proposed a new deluxe resort at Disneyland with a planned completion date of 2021! The resort will be where the Downtown Disney parking lot is now. What do you think the chances are they will add DVC accommodations to this resort? Are you excited as I am about a new potential DVC resort coming to the west coast??? If this does end up a DVC resort what are your top choices for theming?

It's about time! Will be nice to have another DVC option in Disneyland. The Grand is nice, but not easy to book. We would definitely plan more trips there!

I guess this means no 3rd gate is in the current plans.
 
I really really hope they have a DVC wing, we need more options at DLR!!! I would actually consider buying more points if they did (maybe even direct *gasp*).... but thinking the price per point would be crazy high.
 

My understanding is that the hotel project will only happen if the tax loop-hole happens which the city is against.

I thought they were building it in response to the new tax breaks Anaheim approved last year to bring more luxury hotels into the area? That is why it needs to be a four star resort in order to qualify for the tax break. Or are you referring to a different tax loophole?

Because of the tax deal with the city, I bet the new hotel project does not have DVC. They're in this for the tax kickback, and as DVC members, we don't pay room tax.

I bet they convert one of the towers at Disneyland Hotel to DVC.

And when they do, I'll be adding on!!!

Boy I hope you are right..... we sure need some more DVC rooms at DLR. I would be down with either DL Hotel converting a tower, or this new 4 star Hotel.... either way. I do wonder though, if they add another DVC resort will the GCV resale prices finally get a little lower? That would sure be nice 'cause then maybe I would just by in there. Should have bought there when it was $99 a point!
 
According to the Mayor, the tax incentive was enacted to promote a higher class of hotel, to improve the accommodations in the vicinity of Disney, not to allow Disney another tax break. It still has to be voted on so you can bet that Disney will be sucking up big time.

I don't understand the mayor's comment about Disney taking advantage of the "tax incentive." I thought it's offered to whomever is willing to build, so why single out Disney? Would he feel better if another developer made the same proposal?? The city would still "lose" those tax revenues as incentive regardless who builds it, right?

It seems if they want the full tax break they can not get it by adding DVC so it's definitely possible they could convert one of the DLH towers instead. I'm sure another DVC is coming for DL Eventually, but I think people are right they won't announce it for a couple of years as to not compete with Aulani. Either way I'm sure it's in the works and this hotel is part of the puzzle.

One never knows but I'd find it unlikely they would approve one property but not another. Also, this seems to be for the Transient Occupancy tax. Another guess on my part but property tax is going to be far higher with the hotel than the $35k they are paying now on the property so even in the first 20 years the city will receive more income - just not the full amount of the hotel tax they otherwise levy.

It's not exactly like if there's a DVC component that they wouldn't just pass any taxes on to the owners so no loss to Disney either way. And if not approved by the council for the other then it just remains the normal tax paid by the guest for occupancy.

I have a feeling that the Mayor likely opposed the vote last year too. And I'm having issues with the penny pinching Disney is doing too in consideration of the profits they are making but don't agree with offering an incentive to some and not all based on a balance sheet. But it's just local politics with this one and until they approve the requests it's hard to say what will happen or change in the plan. I do think that Disney has brought far far more into Anaheim and definitely paid for the infrastructure there plus more over the years vs what they have taken advantage of. I don't think it immediately means the city should give breaks to them but when they offer to anyone, I think that should mean anyone.
 
I read that interview. The mayor said something to the effect that "Disney" didn't need the tax break. It grabbed me as a poorly thought out response. It immediately left me thinking, "So, Disney doesn't need it but Hyatt, Wyndham, Hilton or any of the other hotel conglomerates needs it more?" Truth be told, it won't be a small Mom and Pop motel that takes advantage of a tax-break for a "Luxury Hotel" it'll be a large corporation that in the mind of this mayor, does not need the tax break.

My feeling is this, regardless of the tax-break a new hotel built by anyone will still generate more revenue for the city than a parking lot. The mayor spoke without thinking.
 
Isn't there more of GCV that was part of the DVC footprint?

If Disney adds more deluxe rooms, they might be willing to convert more of GCV to DVC.

you might be right but Aulani dvc charges the a state room tax (or maybe it is some other tax)
 
Im starting to think its more and more likely they will add a direct entrance to Disneyland whatever they do. This is by far one of the most marketable things they can do for the property and would really help drive sales if they did indeed decide to ADD DVC to this resort.

There is just a bit of room just to the left and behind of Star Wars Land. It's not a lot of space though. Your access into Disneyland could be right into the new land! Think they could theme the new Hotel to look like Tatooine? :rotfl2:
