Our was different as we contracted out rhe process ourselves. And did some of the work ourselves. But this was 20 years ago so that might make some difference as well.
When we built our house 25 years ago we were offered a lot of upgrade options. That is pretty standard on a new build. We were young and got the basics because that's what we could afford. Since then we have done some upgrades.
I don't get what you mean by corporate greed. If they are truly charging for things that people don't want to pay for then people won't pay for them. The market has a way of working itself out. No one is being forced to buy a house in the villages.
I Googled that and adding gutters to existing homes seems to be a topic of some discussion in your area. My house has gutters, except for the peaks. And about every 10 years I have to make repairs due to dry rot from water hitting the wood siding. After 42 years in the house we just gave up, and replaced all the siding with cement fiber planks, so that should no longer be an issue. But we only average 17.5 inches of rain a year compared to 45 inches in the Orlando area.
