Nervous and feeling stupid!

We have been trying to purchase a resale contract since October 15 when our offer was accepted. Anyways we sent out check and all signed closing documents a couple weeks ago and it took so long for them to receive. (We even expressed it but we live in Canada so that was probably why it took so long) Anyways things didn't get done in time so then they needed 2018 Dues. We paid them on Friday. Now what happens? Is that considered closed?
 
Search for your name on the Orange County comptroller website, in the deed records.
 
Your title company will need to file with OCC which you can stalk for your last name, first name (in that order) in the Grantee section (http://www.occompt.com/services/records-search/).

Once they submit to the title company, you will be considered closed. Deeds are recorded and Disney is notified. A couple of weeks later, you'll get a welcome letter. People will often call member services a week after filing is recorded to request a member ID to set up login information for DVC site (https://disneyvacationclub.disney.go.com/).

Don't feel stupid. 6-12 weeks is par for the course with resale. With an international party involved, broker should've anticipated needing to have dues covered.
 
We're from Canada too and will need to close in a few weeks. Just wondering what the process to pay was? Did you send out a certified cheque? Did you have the option of doing a wire transfer? How did you pay the dues to them, also through cheque?

We sent a bank draft. We mailed it express with tracking and they had to sign for it. For the dues we just used a credit card.

Same thing happened to us. We started around the same time as you, paid the closing costs, waited 5 weeks on the sellers and in that time had to pay the 2018 dues because it was taking so long. Paying those dues does not mean you're closed, sadly. Even once you are closed, they still have to record the deed, Disney has the transfer on its end then you will have to wait 2-3 weeks for Disney to snail mail you your membership.
 
We wired, twice in the end, and it did nothing to speed up the process. Our money sat in Escrow for over 5 weeks, waiting. Then because it took so long to close we needed to wire a second time to cover the 2018 annual dues. And we had to pay the title company wire fees twice. If they had just told us up-front it was going to take so long we could have saved the fees and sent a check snail mail.

For what it's worth, our title company did have a wire option for Canada. I know because they charged me a higher wire fee, twice, for International before I caught it and pointed out I was in the US.

See that's something that really bugs me. That extra fee should have to be paid by whoever took so long to get their stuff together. I absolutely hate those "fees".

I thought that was interesting as well.

We are in the proces of buying an Aulani resale and in the contract paperwork from the broker it says if closing is after December 2nd, 2017 then 2018 dues must be paid in full upon closing.
 
Glad I’m not the only one who thinks it’s weird. Since we actually do payments from our bank acccount monthly for the dues, that would be a significant change for us.
 
Yeah, no idea on the why just the fact that it is. If you close in December Disney requires pre-payment of next year's dues. It's not a big deal overall, except we had planned to pay for it with gift cards and couldn't as a result.

So I've paid my dues now, but still don't have a membership number, still can't book, still can't buy add-on direct points, etc.
 
My thought is that dues are a lot like property/school taxes. If you purchase a house, you prepay the taxes and it's held in escrow. We closed on our house in July, school taxes were due in September. We had to pay those at our closing, then the escrow company paid the bill (and we actually got a small refund) when it was due.

Makes as much sense to me as does anything involving a mortgage. :rolleyes1 :)

They said they couldn't record the deed without it being paid. The deed had to be recorded by the 8th (I think) or you end up having to pay next years dues. They did have to wait a few days after that date to tell us exactly what the dues were so I'm guessing they had to get that info from Disney after Disney decided what they were going to be for 2018.

Ours was recorded on the 18th now I'm wondering if Disney actually mails us something.

Disney should send you a packet with your membership information which should arrive domestically about 3 weeks after closing, however you will still need to call DVC once the info. arrives to get your activation code to get online access for searching, booking, etc..
