Nervous about offering on a Resale- Please Help...

Well, we have been up and down, and the truth in the end is that we want to buy into DVC but we would rather spend less of the money we have put aside to purchase DVC. (my DH truck is looking weary and I know we will be needing to get him a new one soon.) So resale is looking like the better option. Also, we have ruled out BLT since we went on a tour of it a few weeks ago and I just don't love it--- even for the lower MF! I am sure it will be beautiful, but it is just not our style.

So also on our trip we discovered we liked AKV, VWL and BCV. SO looking at Resale VWL is the better priced property. I like the shorter contract because quite honestly if we still love DVC in 32 years we can just add on along the way. This way I am not committing my children to MF for another 20 or so years.

OK so we have found a contract that we want to bid on, but...... I am so nervous. I don't want to lose the chance to bid on this and I am nervous about what to offer.... Full asking price, seller pays closing and we pay 09 MF's. Does that sound reasonable? The contract is a little stacked with some 08 points.

For those of you who have done resale...... How do you know those points will be there when you make that transaction?? Our guide at Disney told us about how he had "just heard" about a resale transaction where a family closed on the contract and the seller wiped out the points before it closed. His only recourse is "judge judy". OK now I realize this guide was probably just trying to scare us, but can this really happen????

Give me some support here guys!!! I know lots of you have purchased Resale. Is it as easy as it sounds??? Should we just buy a 100 points at AKV though Disney and call it a day?? Thanks!!
 
DW and I recently purchased a resale. We did tons of research deciding on wether to buy through Disney or resale. We wanted to wait on BLT and did not love it. We decided to go the resale route. It was painless. I read that resale transactions take longer than direct disney sales; however, our resale transactions took two weeks from start to finish. If you go with a reputable reseller you should not have a problem. Dont be afraid to make an offer other than what is displayed. The worse that could happen is the seller says no or makes a counter offer. If its a contract that really benfits you, and its within your budget then just accept what the seller is offering it for. Just make sure you do your homework and are 100% sure this is what you want. You dont want to get into something that could be alot of money and not be happy with it. Hope this helps. Good Luck!
 
Besides the Timeshare Store, which advertises on the boards, what are some of the other reputable resellers? Currently we own at SSR and are looking to add more points and it seems more economical to do so through a resale.
 
We purchased a resale through the Timeshare Store and everything went really smoothly. Just keep in mind when you purchase a resale Disney has the Right of First Refusal (ROFR) and it takes a little longer then if you purchase right through Disney. We purchased a loaded contract for the BCV. We closed in 12/05 and had 73 - 04 points, 310 - 05 points and in 4/06 had another 310 points. We also did not pay any of the past maintenance fees and got the contract for a really good price.

that happened to me with OKW - wanted $65 - they offered $70 a point - they had gone thru ROFR a few times and wanted this one. they were smart at the time - because my other contract for 190 - was priced at $65 and DVC brought it back.
 
I wouldn't worry about a seller refusing an lower offer - esp. in this market. If the seller doesn't like the offer they will probably counter to yours. It currently is a big buyers market! Remember to discuss with your broker what they feel will pass ROFR with Disney.

Available points should be written up in the contract and should get verified during the process by Disney or your broker. A seller can't transfer banked points so that couldn't happen. Any existing reservations are cancelled by Disney at the time of closing, so that couldn't happen. It's one of those never say never things but really so unlikely that the points would not be there. Your sales person was just trying to close a deal himself with you.

Resale is very easy - if you'll save money then I say go for it! :thumbsup2

Ditto, Ed just beat me to it. As far as an owner stripping the points of a Contract during a sale, it must come down to dealing with someone who is professional and whom you trust, I found that w/ Jaki.

As far purchasing through Disney, I could never have afforded it, other than through resale. Once you're contract is approved by Disney (ROFR) your sale goes through and your contract is registered through Disney and you will begin to enjoy every perk, notification, yearly prospectus just as if you had bought through Disney. In the end for me, I saved and paid cash, free develepor points etc., were not of a benefit to me since I just had the dollar amount to spend. Make a reasonable offer, worse they can say is no and then yu try again.

The prospect of spending all of this money on a resale can be frightening but I have never regretted it and always would see Jaki if I could ever afford to buy more points.

I've used **** and Jaki twice--painless transactions. If there are points from the current year that are included in the deal, it will be put into the contract. **** and Jaki can explain the process--I believe you will be covered against the seller stripping points out before the deal is finished.
 
Wow guys you really make this sound so easy. I did talk to **** and he was great! He told me what would pass and that I probably need to offer to pay closing and 09 MF because this contract has 08 banked. Does that sound fair?? This will save us about 5k over going the whole direct from Disney. I do really like AKV and am tempted to just by 100 points at Disney and then add on at BCV or some of the other properties when a good resale comes out. I hate having to make this decision. We definitely are buying in an have the money put aside. But I think I have over analyzed it. We even went on a research trip which messed us up more since I discovered I like AKV and not BLT!!

Honestly does everyone feel that BLT MF's are gonna come in line with the rest of them. It is a big pull to own there and never stay there. But we can and will plan 11 months out, so.....

By the way, **** said that this whole process to getting to where I can make reservations should take 6-7 weeks. This means I won't be able to book until May. DO you think we will have a chance to get into any other DVC properties besides SSR. It kinda kills me that I will have points to use but I will have to use them at SSR, especially when I can get a free SSR trip by buying through Disney.

Do you think it could go faster??
 
why not buy AKV resale? you wont get as good of a deal but you'll save a few bucks. we bought AKV and we love so I am biased. :thumbsup2
 
p.s. you MIGHT be able to get another resort but....I have heard of resale taking 30 days and i have heard of it taking weeks.
p.s.s. I certainly believe that BLT monthly dues WILL get higher and be just in line with the rest. 100%. I bet many would agree with me. If you already said you dont 100% love DONT buy there. buy where you LOVEEEEEE :)
 
We purchased through Jaki and **** also and it went marvelous. I'm sure the Timeshare Store is also great since Pete from the Dis recommends it.

Don't be afraid to make an offer at a lower price if that's important to you. The worst they'll say is no and maybe they'll counteroffer. And don't be shy about making a lowball offer because if it is accepted then Disney probably will not Right of First Refusal it. Lately they've let almost every pass because they don't want to be paying out for people's points.

As for buying resale, it really is easy. The worst part is passing ROFR. Always request a full closing, which ensures all is in tact, and there are no liens on the property. Also, when Disney sends the estoppels, they are verifying the information. The sellers I've worked with have always worked with Disney to validate what exactly is on the contract (banked, current UY and next UY information). They also validate the UY and all that good stuff.

I was hesitant, but took a leap of faith and all went smoothly. In fact, we are in the process of buying our 4th contract via resale. Best of luck, and congratulations on your decision to purchase!!! :flower3:
