Hubs and I just spent an awesome long weekend down at Disney with the kids. It was perfect. We stayed at the Boardwalk villas and now we are SOLD.

So, here's my questions:

1. We will almost always go in January (primarily Marathon weekend or MLK weekend), so what is our best use year/month?

2. We only want to do long weekends (3-5 nights) in a studio or 1 BR...how many points will we need?

3. Is resale the right thing for our needs?

4. What is the best way to finance?

To me UY really plays little role but generally speaking a UY month just prior to your usual travel time would be best.

Check the point chart above, this can vary depending on where you want your home resort to be and at which times you may book. In your case the times you have listed are pretty busy DVC times, so buy where you want to stay.

3. Is resale the right thing for our needs?

Resale could be.....many times you can get a better deal. Do not pay top dollar for stripped resales though, just my opinion. Also financing rates may be a little higher.

4. What is the best way to finance?

I can't speak about the resale avenue because we went directly through Disney. Through Disney it was quick and painless.......
 
Depending on where you want to buy in (and I'm assuming BWV because that's where you recently stayed and loved), resale would probably be the best bet. Keep in mind that Disney does sell the sold out resorts directly, but likely you would be paying a much higher cost (and possibly would have to wait several months) than if you went the resale route. DVCnews.com is an awesome resource for those who are starting the process of buying DVC, and I would highly recommend that you check it out (the site also lists the per point cost if going through Disney for all resorts). As to financing, Disney is very easy to get financed through, but their interest rates are high, 10.75% for a preferred rate and 14.25% for a standard rate. If you went resale, however, I believe that The Timeshare Store (a sponsor of the DIS) offers financing also, although it may be a bit higher rate than Disney's 10.75 "preferred rate." 2) 104 points would give you 4 nights in a 1 bedroom at the Boardwalk (2 weeknights and 2 weekend nights)

3) The Timeshare Store, Inc.® has many resale offerings. If you wanted to make your reservation more than 7 months in advance then I would suggest owning at the resort you like best. When calling more than 7 months in advance you can only stay at one resort (your home resort). If you are making reservations less than 7 months in advance you might consider Saratoga Springs (when making reservations less than 7 months in advance you can make a reservation at all DVC resorts, of course, based on availability). You can purchase Saratoga Springs typically for about $67 to $72 per point and they have the 3rd lowest annual dues.

While we LOVE our ownership at BWV, if you are only planning to use it in January for 4 - 5 days, with proper advance planning, it may be cheaper simply to rent points.

But if you want all the other options that come with DVC membership, go for it! We bought directly through Disney ... I think the minimum purchase is still 150 points, and I think now they retail for $100/point +

Don't know much about the resale market but would always recommend you exercise caution and due diligence when doing so.
