Need some encouragement this morning

The people that post here regarding contracts that are purchased or bid on are a minority of the contracts sold. They are not indicative of the average price a resort is selling for on the resale market. So if you low ball the price you have a very good chance of your offer being refused or in your case the buyer counter offering for a much higher price.

Think about it, if a seller has their contract listed for $75 per point and you offer $60 it might not be worth selling the contract for the owner. Especially if they just listed it, they figure another buyer will come along soon.
 
It took us 4 tries in the spring to get a BWV contract for the price we wanted. We did end up going with a different UY than what we currently owned but bought extra points to compensate. This way, we could sort of treat each as though they were their own membership.

We had a price per point we wanted to pay and we stayed within that. We were in no rush (since it was an additional contract to what we already owned) so we figured we would put in bids and hope someone would accept.

But, as mentioned, I would not worry about a few extra dollars if you find what you are looking for and at the end of the day, you think it is still a good deal.

Our first contract was bought via Disney direct at BLT. We paid a lot more for that resort than what we could have bought at another resort on the resale market. But, we were willing to pay more for what we wanted.

As long as what you get is something you are happy with, I would not worry too much about getting the "best" deal there is in terms of lowest price.

We decided we aren't in that big a rush but we will keep an open mind as well. So I guess we are just taking it day by day. If this one doesn't work out there will always be another.

If we don't become members in a decent amount of time to get our important ressie for the end of next year we will just book a cash room. As much as I don't want to pay for a first contract and not stay on my membership for our next big trip it will definitely take the stress out of it. Besides it is more points for another trip! lol.

In all actuality I really hope we get this contract though. Fingers crossed.

You should consider renting from a owner.

I was very fortunate in the pre-March 20th rush and got a steal of a contract. It wasn't loaded but it was current. With that said, while I got the contract quickly, I was prepared to wait as long as it took to fit into my budget...good luck. Don't be afraid to start low and leave yourself some wiggle room.

I would give some consideration to the price of what you'll be paying for that cash reservation. Say you're hoping to get your contract fo $60 per point, but it seems like the market right now is $70 per point. You could hold out and try to get it for $60 per point, but then that cash reservation cost is a sunk cost that can't help pay for your DVC purchase.

That $10 per point difference can make that cash reservation cost go away - and that could easily be 2000 to 3000 for a trip (or even more) depending on where and when you stay, but obviously less if you stay at All Star Resorts on your cash reservation. So if you're planning to stay at a Deluxe resort, just add that $2000 to the price you think you're willing to pay now, and see where you end up - you might find that their asking price suddenly looks cheap.

I wouldn't worry that you might possibly have got the contract for 50 cents per point cheaper if you just held out longer. The ROI just isn't there. For $10 per point on a big contract, yeah, maybe then the ROI is there.

Now the long wait begins. Good luck on ROFR! What resale company did you use?

We are working with the Timeshare Store. They have been very helpful.

It is 250 BWV points, just what we were looking for.

We are excited to be through this stage even though we know it will seem like a long wait for ROFR.
