Need help! Recent ROFR offers? !!UPDATE!!

We're making an offer on a resale tomorrow. Anybody willing to share recent offers that have/have not made it past ROFR? It sure would help us to figure out a good offer! Our only other add-on was direct from Disney, so I can use some advice. :confused:

UPDATE 11-5-03:
On 10-21-03 we offered $71 per point + closing costs on a BWV contract of 150 points. It had 32 banked points from 2002 and all 2003 and all 2004 points available. TODAY WE GOT PAST ROFR!
Thanks to all who offered advice and encouragement! A current thread talks about a problem with Timeshare Closing Sevice, but I am hopeful all will go well. Jerry and Pat at Timeshare Store was great--sent me e-mail immediately after we got through ROFR.
 
Ours was 100 pts BWV $72 plus closing costs...

Yet we rent the owner back their 2003 points so our out of pocket cost was $62 per point plus closing costs.... So, net cost was $6600.....(no maintenace cost for 2003 either)

BCV 200 April was 72 plus mf. Some people feel the month is important. We bought the month we felt we would take our vacation.

People feel you should buy where you want to stay. As ssr fills up and buyers want to try the other dvc resorts, The eleven month window will become more important.

I don't know whats going on with the Vero contracts priced at 60. I would like to know if they pass rofr.

I have seen BCV and BWV are going for 72. disney is asking 84 for bcv. Limited months available.

My closing was 475. Seller pays transfer fee. Some people try to negotiate on the mf. If you get the points and the month and resort you want, I wouldn't want to lose the contract to another bidder or rofr.

Many non disney timeshares sell for 50 percent of developer prices. BCV sold for 70-75 a point las spring. The price now is 84 but based on original sales the resales are 100 percent of developer price. Disney is offering ssr for 79 with the 50 year contract. With closing costs the resale is 74.

The key benefit to resale is buying where you want at sold out resorts. Concentrate on the resort you want not the price.
 

We recently completed the purchase of 300 OKW points at $65 per point. They were for June use year and all of the 2003 & 2004 points were available. We offered the $65 they were asking and pro-rated the maintenance for 2003. With closing costs, it still worked out to be under $68 per point. We had been told by multiple folks that we'd never get it through at that price, but it did. Not sure if it helped us, but we were already DVC members (3 contracts) and the couple that was selling the points was going through a divorce.

Call your guide and see if he'll tell you if theres a wait list for the use year you want. If there is then Disney will want it and youll have to offer alot to get Disney to pass.

We lost a contract for HH at $64/point plus closing. It was for 200 points and had less than 50 points on it. It had an April use year.

Someone else got HH with more points left for $64, but it had a different use year.

Now it could have been that our names were in Disneys system as perspective buyers, but I sure hope not. If that was the case you may get a contract through easier because you already own. Then again maybe not because they could want you to add on with them.........................
 
We purchased ours in July. 200 points at the BWV for $74 a point. All 2002 and 2003 points available. I think we split the maintenance for 2003.

I have thought about the issue of Disney waitlist. I know that there is a waitlist for our resort/use year because we are on it! If I were Disney and knew I had a waiting buyer, I would surely exercise my ROFR. So-o-o-o I don't know how much I'll need to offer. It is the right resort, right use year. Maybe it's best to not OVER-think this -- just give it a shot and hope for the best. If it's meant to be... I am one of those worry wart/over-planner types, and am trying NOT to get too caught up in this thing. Many thanks to all of you for your great input! I'll keep posting back so others can have some sense of what is coming down in the resale market.
 
We purchased our 80 point BWV in August. It had all 2002, 2003 points, with maintenance already paid. $72/point, February use year. We were new to DVC, so I'm not sure they scrutinize the buyer and try to encourage you to purchase the 150 point min
imum from Disney.

That is a very nice contract. A full 100 point BW. Where did you find the contract.? I haven't seen them posted. I'm looking at the "Three big disney resellers and reid and tug." I'm thinking I'm going to need another 100 but haven't seen any small full bw contracts.

Talked to Jerry at Timeshare store and made an offer of $71 + closing costs. He is hopeful that it will get past ROFR. I'm going to trust his best judgement and hope for the best. Now the long wait that many of you have been through. I'll let you all know for your own future reference. Thanks again for all the help!;)

Just got words that our resale went trough!!!
310 OKW at $60 a point!!!! plus closing costs it makes it a nice $61.6 a point!!!!
Guess we are now proud new owners!!!!

you cant count on Jerry's enthusiasm. he was very encouraging when we were in the offer, contract signing phase. Then three weeks into the ROFR wait he said he didnt think our contract was high enough to go through, and he didnt follow the contract at all and kept us waiting two weeks after Disney took the contract and we wouldnt have found out if we hadnt gotten in touch with Pat.

If there's a wait list, then Disney will buy it if they can get it and not loose money on it.........

i thought so....:teeth: and i didn't want to rubb it in that the points for 2003 are all there.... will probably bank 1/2 of them.
Now waiting for all the closing papers to be finished....to book our first trip home.:wave2:
 
Mine didn't have any points for 2003...but I didn't need any either so I figured $62 was a pretty good price compared to what others were paying...
 
We are closing (in a few days) on a 230 pt. OKW june use year with all 2003 pts and beyond. We paid 70. per pt. plus closing costs!!

Now we are proud owners of 2 OKW contracts!!!!! YEAH!!
 
Our broker said all her deals have gone through the last 2 months. Perhaps we are paying too much! We signed a deal for $70 (+closing) for 50 pts at VWL. We are also getting all 50 2002 banked points.
 
I am currently waiting to find out if our resale contract goes through for 100 pts. at BCV, August use year, all 2003 & 2004 points available. We offered $72 a point, nothing towards 2003 maintenance. I'm one week into the waiting and it's killing me...arrgggghhh! I'm so anxious to start making plans for my June trip, and I'm afraid all the rooms will be gone by the time I can make a reservation. :(
